AN ORDINANCE AMENDTNG CHAPTER 17 OF THE
MUNICIPAL CODE OF THE TOWN OF ESTES PARK,
COLORADO,THE SAME PERTAINING TO ZONING.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF THE TOWN OF ESTES
PARK,COLORADO:
Section 1.That Chapter 17.08 of the Municipal Code of the
Town of Estes Park,Colorado,shall be amended by adding thereto a
new Section 17.08.380 as follows:
17.08.380 Floor area.“Floor area”is the area included within
the surrounding exterior walls of a building,exclusive of courts.
Section 2.That Chapter 17.08 of the Municipal Code of the Town
of Estes Park,Colorado,shall be amended by adding thereto a new
Section 17.08.390 as follows:
17.08.390 Courts.“Court”is a space,open and unobstructed
to the sky,bounded on three or more sides by walls of a building.
Section 3.That Section 17.24.040 of the Municipal Code of
the Town of Estes Park,Colorado,is amended to read as follows:
17.24.040 Dwelling area.A minimum of six hundred square feet
of floor area shall be provided for each family dwelling unit.The
above minimum floor area shall not apply to those uses set forth in
17.24.020 3b and c.
Section 4.The Board of Trustees of the Town of Estes Park,
Colorado,herewith finds,determines and designates that this Ordinance
is necessary for the immediate preservation of the public peace,health
and safety,in order to provide for uniform zoning regulations;and
whereas,in the opinion of the Board of Trustees,an emergency exists,
this Ordinance shall take effect and be in force immediately after its
passage,adoption and signature of the Mayor.

I hereby certify that the above Ordinance was introduced and read at a
regular meeting of the Board of Trustees on the 27th day of January
1981,and published in a newspaper of general circulation in the Town
of Estes Park,Colorado,on the 30th day of January ,1981,all
as required by the Statutes of the State of Colorado.
