AN ORDINANCE REZONING 179 STANLEY CIRCLE DRIVE FROM E (ESTATE) TO
RM (RESIDENTIAL MULTIFAMILY)
WHEREAS, the property addressed 179 Stanley Circle Drive and legally described
in Exhibit A is currently zoned E (Estate); and
WHEREAS, the property owner the Town of Estes Park has applied for the subject
property to be rezoned to RM (Residential Multifamily); and
WHEREAS, the Estes Park Planning Commission forwarded to the Town Board
of Trustees a recommendation of approval if the application is found to be consistent with
Ordinance 11-25; and
WHEREAS, the application for rezoning meets the criteria for an Official Zoning
Map amendment as listed in section 3.3 of the Estes Park Development Code; and
WHEREAS, the requirements of citizen-initiated Ordinance 11-25 are not
applicable to this rezoning application.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF
THE TOWN OF ESTES PARK, COLORADO:
Section 1: The application was submitted before the enactment of citizen-initiated
Ordinance 11-25 by voter approval. The Board therefore interprets, determines, and
ordains that Ordinance 11-25 does not apply to the application.
Section 2: The application for the Official Zoning Map amendment is hereby
approved.
Section 3: This Ordinance shall take effect and be enforced thirty (30) days
after its adoption and publication by title.
Editor’s Note: On January 27, 2026, the Board of Trustees of the Town of Colorado
did not consider Ordinance 03-26, and instead approved Resolution 07-26. No
action was taken on Resolution 08-26.

A parcel of land, being the vacated Right of Way (ROW) as approved by Estes Park
Ordinance No. 16-25, and a part of Lot 20, Little Prospect Mountain, recorded as
Reception No. 328986 of the Records of the LCCR, situate in the Northwest Quarter
(NW1/4) of Section Thirty (30), Township Five North (T.5N.), Range Seventy-two West
(R.72W.) of the Sixth Principal Meridian (6th P.M.), Town of Estes Park, County of
Larimer, State of Colorado and being more particularly described as follows:
BEGINNING at the Northeast corner of that parcel as described in the Warranty Deed
as recorded June 18, 2001, as Reception No. 20010048007 of the LCCR, being a part
of Lot 20, and assuming the Southeast line of said Reception No. 20010048007 as
bearing South 23°14’52” West, being a Grid Bearing of the Colorado State Plane
Coordinate System, North Zone, North American Datum 1983/2011, a distance of
331.36 feet, being monumented by a #5 rebar at the North end and a #4 rebar with an
illegible white plastic cap at the South end and with all other bearings contained herein
relative thereto;
Thence along the Southeast, Southwest and Northwest lines of Reception No.
20010048007, the following three courses:
THENCE South 23°14’52” West a distance of 331.36 feet;
THENCE North 57°05’17” West a distance of 158.23 feet;
THENCE North 44°30’02” East a distance of 142.32 feet to the Southwest corner of said
vacated ROW;
Thence along the Northwest and East lines of said vacated ROW, the following five
courses:
THENCE North 28°03’50” East a distance of 106.12 feet;
THENCE North 31°08’07” East a distance of 66.70 feet;
THENCE North 32°10’26” East a distance of 91.68 feet;
THENCE North 39°04’16” East a distance of 41.27 feet;
THENCE South 02°37’13” East a distance of 107.98 feet to the North corner of said Lot
20.
THENCE South 00°29’39” West, along the East line of Lot 20, a distance of 35.54 feet
to the POINT OF BEGINNING.
Said described parcel of land contains 41,881 Square Feet or 0.961 Acres, more or less
