The analysis now calls for the sheathing of Shawn's side of the wall separating his space from the cafe to be two layers of 5/8" type-X gypsum board, providing half of the construction needed to achieve the 2-hour rating between the Group A2 and M/B occupancies. • The allowable floor area (item C,1) has been recalculated considering both the Group A2 and MIB occupancies together as a weighted average, and a 65% increase for open frontage. • The fire protection systems (item D) has been revised based on the change of occupancy group classification, but without an effect in the requirement conclusions compared to the earlier analysis. • The number of exits required (item E,1) has been reduced to one in accordance with IBC Table 1021.2. This has no effect on Shawn's work. • The statement of the non-requirement for gender separated restroom facilities (item F,1) has been revised, but again with no effect on Shawn's work. Only one unisex accessible restroom is required for this project. We do not know if the existing space has exit signs or not. 3. All interior finishes are to meet "Class B" requirements for flame spread and smoke development. Most finishes will meet or exceed this requirement, but a small number of finishes on the market only comply with "Class C" which is inadequate for this project. You, your contractor, or finishes supplier should verify that all finishes (particularly carpeting, wood paneling, wall papers, fabrics and paints) comply with this "Class B" requirement. 4. The purpose of this code analysis is to safeguard the life safety of the building's occupants in addition to handicap accessibility. It does not include the sanitation requirements of the Larimer Country Department of Health and Environment. I believe that you are generally familiar with these requirements, but we'd like to note a few items that pertain to new construction. The ceiling finish over the kitchen should be smooth and cleanable - typically "clean- room" grade suspended ceiling tiles are used. Ventilation: • The exhaust hood must be of commercial design that is/are certified or classified for sanitation by an ANSI accredited certification program or its equivalent. Please provide information on the proposed make-up air unit for the establishment. • Exhaust from the establishment's ventilation system may not exceed 20% opacity measured outside the building as per Colorado State Air Quality Regulations. • The kitchen exhaust hood switch must be interlocked with the make up air system so an adequate supply of make up air is supplied into the building whenever the exhaust systems are on. • Once the ventilation systems are installed and balanced a copy of the air balance report must be submitted to the Health Department for review. The hoods must pass a smoke test conducted by the Health Department before they can be approved for use. • Restrooms must be provided with mechanical exhaust ventilation to the outside. Submit information indicating if ventilation is provided and the CFM rating of the exhaust fans. Plumbing 8. An approved stainless steel food preparation sink with a minimum of one 18 inch drain board must be provided if fresh produce is prepared as part of a standard menu item. It is acknowledged that all of the produce items currently in use are obtained pre-washed. 9. The 3-compartment warewashing sink tubs must be large enough to accommodate all equipment used in food preparation and storage. Drain boards must be self-draining and shall have a minimum pitch of 1/8 inch (3.2mm) per foot (304.8mm). Drain boards must be at least 24" in length in establishments using single service utensils. The submitted plans indicate a 3-compartment sink with 18" drainboards will be provided, additional overhead shelving for air drying of equipment and utensils may be necessary. 10. If a garbage disposal is installed at a food preparation sink it must be installed in the drain board and be directly plumbed to sewer. A scupper drain must also be installed and shall transverse the entire flat section of the drain board. 11. Hand washing sinks must be easily accessible in all areas where food is prepared, served or where utensils and equipment is washed. The present location of the hand washing sink is approved. All hand washing sinks must be provided with hot (minimum 100°F) and cold running water under pressure through a mixing valve, single service hand towels from a dispenser and soap. 12. The mop sink must be provided with hot and cold running water. Mop and broom hangers and storage shelves must be provided at the mop sink to properly hang and air dry mops and to properly store cleaning supplies. 13. Restroom fixtures are based on the requirements of the International Plumbing Code. Since the total seating capacity of the establishment is 15, the following restroom fixtures are approved: single unisex restroom; 1 water closet, and 1 sink. 14. The proposed water heating system is approved. The water heating system must have a minimum recovery rate of 55 gallons/hour at 80°F rise or must have a 45,000 BTU rating. Please provide specifications on a water heater for the establishment meeting the above requirements. Please be advised, the water heater will be required to be installed on a six inch leg kit if installed on the floor, with a minimum of six inches of clearance between the walls and the water heater. 15. Please indicate if chemical-dispensing towers will be provided at the 3-compartment sink or mop sink. If so, indicate how they will be plumbed. A separate hose bib will be required at mop sink if chemical towers are provided. 16. All plumbing, electrical conduit, gas lines and other service utility lines must be located behind walls, above finished ceilings or below floors in finished rooms and areas. Exposed water pipes, sewer lines, gas lines or electrical conduit running along the surface of the walls, ceiling or floors are not approved. All drain lines, water lines, gas lines and electrical conduit running along the walls in finished rooms must be boxed in or completely concealed along the wall to facilitate easy cleaning. Structure, Finishes, General 17. At least 50 foot candles of light are required on all working surfaces and 20 foot candles on all other surfaces in all kitchen, preparation areas, storage areas, service counters, restrooms, and ware washing areas. At least 10 foot-candles of light is required on all areas of the walk-in cooler. All lights in the above areas except restrooms must be shielded in an approved manner. All light inside equipment must also be shielded. 18. To help prevent insect and rodent entry into the building all outer openings including doors and windows must be kept closed or permanent screens or air curtains must be installed on outer openings that will be left open periodically. Weather striping, threshold and/or broom sweeps must be installed on all outside doors to eliminate gaps to the outside. Ali exit and restroom doors must be fitted with self-closures. 19.
