PROJECT INTRODUCTION Project Description Floodplain Information: Flooding Source- Fall River Description- Mountain River Preliminary FIS Panel Number- 08069C1093G Revised Preliminary Date- 12/20/2021 {Colorado Hazard Mapping Program (CHAMP) data revision to Effective FIS Panel 08069C1093F dated 12/19/2006} The purpose of this memo is to provide supporting documentation for a Floodplain Variance Application to allow a garage enclosure to replace an existing carport in a regulatory floodway. The new enclosure is proposed to be constructed to meet appropriate zoning setbacks and entirely in the conveyance shadow of the existing upstream residence. Based on the National Flood Insurance Program Floodplain Management Requirements guidance (FEMA 480) “small structures located completely within the [conveyance] shadow can be permitted without the engineering analysis needed for a no-rise certification;” therefore, no proposed conditions model has been made for this project. The subject property is located in a rural mountain community. The property itself is approximately 0.58 acres according to the Larimer County Assessor and is zoned (E) Estate. The subject property is the only property affected by the proposed changes and all changes to the floodplain and floodway are contained within the property limits as shown in the attached site plan. The location of the project site can be seen on the vicinity map in Figure 1.
