GENERAL NOTES:
A.INTENT OF REPAIR DOCUMENTS:
1.ALL REPORTS OR DOCUMENTS PREPARED OR FURNISHED BY SBSA, LLC, a CHARLES TAYLOR COMPANY (SBSA) TO THE CLIENT
ARE INSTRUMENTS OF SERVICE. SBSA RETAINS COPYRIGHT OWNERSHIP AND PROPERTY INTEREST OF SUCH REPORTS.
2.OWNER MAY MAKE AND RETAIN COPIES OF DESIGN DOCUMENTS FOR INFORMATION AND REFERENCE IN CONNECTION WITH USE
ON THE PROJECT BY OWNER. SBSA GRANTS OWNER A LICENSE TO USE THE DESIGN DOCUMENTS ON THE PROJECT, EXTENSION
OF THE PROJECT, AND OTHER PROJECTS OF OWNER, SUBJECT TO THE FOLLOWING LIMITATIONS:
a.OWNER ACKNOWLEDGES THAT SUCH DESIGN DOCUMENTS ARE NOT INTENDED OR REPRESENTED TO BE SUITABLE FOR USE
ON THE PROJECT UNLESS COMPLETED BY SBSA, OR FOR USE OR REUSE BY OWNER OR OTHERS ON EXTENSIONS OF THE
PROJECT OR ON ANY OTHER PROJECT WITHOUT WRITTEN VERIFICATION OR ADAPTATION BY SBSA.
b.ANY SUCH USE OR REUSE, OR ANY MODIFICATION OF THE DESIGN DOCUMENTS, WITHOUT WRITTEN VERIFICATION,
COMPLETION OR ADAPTATION BY ENGINEER, AS APPROPRIATE FOR THE SPECIFIC PURPOSE INTENDED, WILL BE AT OWNER’S
SOLE RISK AND WITHOUT LIABILITY OR LEGAL EXPOSURE TO SBSA OR TO ITS CONSULTANTS.
c.OWNER SHALL INDEMNIFY AND HOLD HARMLESS SBSA AND ITS CONSULTANTS FROM ALL CLAIMS, DAMAGES, LOSSES, AND
EXPENSES, INCLUDING ATTORNEYS’ FEE, ARISING OUT OF OR RESULTING FROM ANY USE, REUSE, OR MODIFICATION
WITHOUT WRITTEN VERIFICATION, COMPLETION, OR ADAPTATION BY SBSA.
d.SUCH LIMITED LICENSE TO OWNER SHALL NOT CREATE ANY RIGHTS IN THIRD PARTIES.
3.THESE DOCUMENTS, DETAILS, AND DRAWINGS ARE RELEVANT TO THIS PROJECT ONLY. DO NOT USE ON ANY OTHER PROJECTS.
4.ALL REPAIR DRAWINGS, DETAILS, AND SPECIFICATION DOCUMENTS (COLLECTIVELY REFERRED TO HEREAFTER AS “DESIGN
DOCUMENTS”) ARE BASED ON LIMITED VISUAL OBSERVATION ONLY. SBSA DOES NOT ACCEPT ANY RESPONSIBILITY FOR
UNKNOWN OR UNKNOWABLE CONDITIONS WITHIN THE EXISTING SITE OR STRUCTURES. REPAIRS DESCRIBED HEREIN AND
ASSOCIATED DESIGN DOCUMENTS MAY REQUIRE ON-SITE COORDINATION AND MODIFICATION BETWEEN SBSA, THE OWNER, AND
CONTRACTOR DUE TO UNKNOWN CONDITIONS DISCOVERED DURING THE REPAIR PROCESS.
5.THE APPARENT SILENCE OF ANY DETAIL, OR THE APPARENT OMISSION FROM THE DESIGN DOCUMENTS OF A DETAILED
DESCRIPTION CONCERNING ANY POINT, SHALL BE REGARDED TO MEAN THE BEST CONSTRUCTION PRACTICES ARE TO PREVAIL.
6.SHOULD ANY INFORMATION NECESSARY FOR A CLEAR UNDERSTANDING OF THE WORK BE OMITTED FROM THE
NOTES/SPECIFICATIONS AND DRAWINGS, OR SHOULD THE REQUIREMENTS APPEAR TO BE IN CONFLICT, THE CONTRACTOR
SHALL SECURE WRITTEN INTERPRETATIONS OR INSTRUCTIONS FROM SBSA BEFORE PROCEEDING WITH THE WORK AFFECTED
THEREBY. THE CONTRACTOR SHALL SECURE WRITTEN INTERPRETATIONS OR INSTRUCTIONS BY SUBMITTAL OF THE REQUEST
FOR INFORMATION (RFI) FORM TO SBSA ACCORDING TO THE TRUE INTENT OF THE CONTRACT DOCUMENTS.
7.WHERE A CONFLICT OCCURS BETWEEN OR WITHIN STANDARDS, NOTES/SPECIFICATIONS, AND DRAWINGS, THE MORE
STRINGENT OR HIGHER QUALITY REQUIREMENTS SHALL APPLY AND/OR THE MOST CURRENT DRAWINGS SHALL PREVAIL.
8.ANY WORK MENTIONED IN THE NOTES/SPECIFICATIONS AND NOT SHOWN IN THE DRAWINGS, OR WORK SHOWN IN THE
DRAWINGS AND NOT MENTIONED IN THE NOTES/SPECIFICATIONS, SHALL BE OF LIKE EFFECT AS IF SHOWN OR MENTIONED IN
BOTH. CONTRACTOR SHALL EXAMINE THE NOTES/SPECIFICATIONS AND DRAWINGS AND NOTIFY SBSA OF ANY DISCREPANCIES
DISCOVERED BETWEEN THE NOTES/SPECIFICATIONS AND DRAWINGS AS WELL AS ANY DEFICIENCIES, OMISSIONS, OR ERRORS
THEREIN BEFORE ANY WORK IS DONE.
9.THE CONTRACTOR SHALL VERIFY ALL ELEVATIONS SHOWN ON THE DRAWINGS FURNISHED BY SBSA, AND SHALL NOTIFY SBSA OF
ANY DISCREPANCY BETWEEN THE DRAWINGS AND THE CONDITIONS OF THE PROPERTY, OR ANY ERROR OR OMISSION IN THE
DRAWINGS, OR IN THE LAYOUT AS GIVEN BY STAKES, POINTS, OR INSTRUCTIONS WHICH MAY BE DISCOVERED. BEFORE
ORDERING ANY MATERIAL OR DOING ANY WORK, THE CONTRACTOR SHALL VERIFY ALL MEASUREMENTS AT THE BUILDING AND
SHALL BE RESPONSIBLE FOR THE CORRECTNESS OF THE SAME, SBSA MAKES NO REPRESENTATION WITH RESPECT TO THE
SCALE OF DRAWINGS, OR DIMENSIONS. NO EXTRA CHARGE OR COMPENSATION WILL BE ALLOWED ON ACCOUNT OF
DIFFERENCES BETWEEN ACTUAL QUANTITIES AND ANY THAT MAY BE INDICATED ON DRAWINGS, UNLESS OTHERWISE PROVIDED
FOR IN THE CONTRACT DOCUMENTS.
10.THE DETAILS PROVIDED IN THESE PLANS ARE NOT TO SCALE. DIMENSIONS FOR LAYOUT AND CONSTRUCTION ARE NOT TO BE
SCALED FROM ANY DETAIL. IF PERTINENT DIMENSIONS ARE NOT SHOWN, CONTACT THE ENGINEER FOR CLARIFICATION.
11.THE CONTRACTOR SHALL PROMPTLY, AND BEFORE SUCH CONDITIONS ARE DISTURBED, NOTIFY THE OWNER AND SBSA IN
WRITING OF:
a.SUB-SURFACE OR LATENT PHYSICAL CONDITIONS AT THE SITE DIFFERING MATERIALLY FROM THOSE INDICATED IN THE
CONTRACT DOCUMENTS, OR
b.UNKNOWN PHYSICAL CONDITIONS AT THE SITE, OF AN UNUSUAL NATURE, DIFFERING MATERIALLY FROM THOSE ORDINARILY
ENCOUNTERED AND GENERALLY RECOGNIZED AS INHERENT IN WORK OF THE CHARACTER FOR IN THE CONTRACT
DOCUMENTS.
12.COORDINATION AND VERIFICATION
a.ALL DIMENSIONS, GRADES AND UTILITY DESIGNS SHOWN ON THE PLANS SHALL BE VERIFIED BY THE CONTRACTOR PRIOR TO
CONSTRUCTION. THE CONTRACTOR SHALL NOTIFY ENGINEER OF ANY DISCREPANCIES PRIOR TO PROCEEDING WITH
CONSTRUCTION FOR NECESSARY PLAN OR GRADE CHANGES. NO EXTRA COMPENSATION SHALL BE PAID TO THE
CONTRACTOR FOR WORK HAVING TO BE REDONE DUE TO DIMENSIONS OR GRADES SHOWN INCORRECTLY ON THESE PLANS,
IF NOT VERIFIED AND NOTIFICATION OF CONFLICTS HAVE NOT BEEN BROUGHT TO THE ATTENTION OF THE ENGINEER.
b.CONTRACTOR MUST VERIFY ALL EXISTING CONDITIONS BEFORE BIDDING AND BRING UP ANY QUESTIONS BEFOREHAND, NO
ALLOWANCE WILL BE MADE FOR DISCREPANCIES OR OMISSIONS THAT CAN BE EASILY OBSERVED.
c.CONTRACTOR TO COORDINATE WITH ALL OTHER DISCIPLINES.
B.APPLICABLE BUILDING CODE AND STANDARDS
1.DETAILS AND PRACTICES SHALL COMPLY WITH ALL REQUIREMENTS OF THE INDIVIDUAL MATERIAL MANUFACTURERS INVOLVED,
INCLUDING BUT NOT LIMITED TO THE:
�2015 INTERNATIONAL RESIDENTIAL CODE (IRC), AS AMENDED BY THE TOWN OF ESTES PARK
�APPLICABLE MANUFACTURER’S SPECIFICATIONS AND/OR INSTALLATION INSTRUCTIONS.
2.WHERE THERE IS CONFLICT BETWEEN THE DOCUMENTS AND ANY CODE, MANUFACTURER, INDUSTRY, OR ORIGINAL PROJECT
SPECIFICATION REQUIREMENTS, THE MOST STRINGENT SHALL GOVERN. ANY DISCREPANCIES BETWEEN THE CONSTRUCTION
DOCUMENTS AND SITE CONDITIONS OR ANY ERRORS OR OMISSIONS IN THE CONSTRUCTION DOCUMENTS SHALL BE
IMMEDIATELY REPORTED TO THE OWNERS AND SBSA, WHO SHALL PROMPTLY CORRECT SUCH CONFLICTS IN WRITING. ANY
WORK DONE BY THE CONTRACTOR AFTER THEIR DISCOVERY OF SUCH DISCREPANCIES, ERRORS, OR OMISSIONS WITHOUT
WRITTEN CORRECTION BY OWNER OR ENGINEER SHALL BE DONE AT THE CONTRACTOR’S RISK.
3.THE PRESENCE AND ACTIVITIES OF SBSA, THE OWNER, OR THE OWNER’S REPRESENTATIVE SHALL IN NO WAY RELIEVE THE
CONTRACTOR OF THE CONTRACTUAL RESPONSIBILITIES.
C.CONTRACTOR’S RESPONSIBILITY AND AUTHORITY
1.CONTRACTOR SHALL SUPERVISE AND DIRECT THE WORK EFFICIENTLY AND WITH ITS BEST SKILL AND ATTENTION. THE
CONTRACTOR WILL BE HELD SOLELY RESPONSIBLE FOR THE MEANS, METHODS, TECHNIQUES, SEQUENCES, AND PROCEDURES
OF CONSTRUCTION. CONTRACTOR WILL BE RESPONSIBLE FOR ENSURING THAT THE FINISHED WORK ACCURATELY COMPLIES
WITH THE CONTRACT DOCUMENTS AND ALL MATERIAL MANUFACTURERS’ REQUIREMENTS.
2.CONTRACTOR SHALL OBTAIN AND PAY FOR ALL NECESSARY BUILDING PERMITS, UNLESS AGREEMENT HAS BEEN MADE WITH THE
OWNER REGARDING PAYMENT FOR THESE PERMITS. ALL PERMITS SHALL BE CLEARLY DISPLAYED AT THE SITE.
3.CONTRACTOR SHALL ESTABLISH A WRITTEN SCHEDULE OF CONSTRUCTION, REVIEW THE SCHEDULE WITH SBSA AND THE
OWNER FOR APPROVAL, AND REVIEW ANY PROPOSED CHANGES TO THE SCHEDULE DURING CONSTRUCTION WITH SBSA AND
THE OWNER FOR APPROVAL.
4.THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE CODE COMPLIANCE OF ALL WORK INCLUDED IN THE SCOPE OF THE PERMIT
ISSUED TO THE CONTRACTOR WHETHER OR NOT THE WORK IS DONE BY THE CONTRACTOR OR BY ANY SUB-CONTRACTOR.
5.CONTRACTOR SHALL ONLY ENGAGE SPECIALIZED SUB-CONTRACTORS TO PERFORM ON THIS PROPERTY, AS SUCH ALL SUB-
CONTRACTORS’ INFORMATION SHALL BE SUPPLIED TO HOA REPRESENTATIVE AND SBSA PRIOR TO COMMENCEMENT.
6.CONTRACTOR SHALL COORDINATE AND COOPERATE WITH THE COUNTY, AND ALL UTILITY COMPANIES INVOLVED, WITH REGARD
TO RELOCATIONS OR ADJUSTMENTS OF EXISTING UTILITIES DURING CONSTRUCTION, AND TO ENSURE THAT THE WORK IS
ACCOMPLISHED IN A TIMELY FASHION AND WITH A MINIMUM DISRUPTION OF SERVICE. THE CONTRACTOR SHALL BE
RESPONSIBLE FOR CONTACTING ALL PARTIES AFFECTED BY DISRUPTION OF ANY UTILITY SERVICE. THE CONTRACTOR IS
RESPONSIBLE FOR RELOCATIONS OR ADJUSTMENTS OF EXISTING UTILITIES DURING CONSTRUCTION.
D.SAFETY
1.NOTWITHSTANDING ANY OTHER PRESCRIBED SAFETY REQUIREMENTS, CONTRACTOR WILL BE SOLELY RESPONSIBLE FOR
INITIATING, MAINTAINING, AND SUPERVISING ALL SAFETY PRECAUTIONS AND PROGRAMS IN CONNECTION WITH THE WORK.
2.CONTRACTOR SHALL COMPLY WITH THE “SAFETY AND HEALTH REGULATIONS FOR CONSTRUCTION” (AND SUBSEQUENT
AMENDMENTS) PROMULGATED BY THE UNITED STATES DEPARTMENT OF LABOR, IDENTIFIED AS OSHA SAFETY AND HEALTH
STANDARDS – GENERAL INDUSTRY STANDARDS, COVERING SAFETY AND HEALTH STANDARDS FOR CONSTRUCTION, AS WELL AS
OTHER REQUIREMENTS DESCRIBED IN THE CONTRACT DOCUMENTS.
3.CONTRACTOR SHALL ENSURE THAT A SAFE ENVIRONMENT IS PROVIDED FOR SBSA OBSERVATIONS, CITY AND/OR COUNTY
INSPECTIONS, IF ANY, AND FOR RESIDENT AND INSPECTOR ACCESS.
4.CONTRACTOR SHALL PROPOSE A SITE UTILIZATION PLAN FOR REVIEW AND APPROVAL BY OWNER AND/OR OWNER’S
REPRESENTATIVE. A SAFETY PLAN SHALL LIMIT THE IMPACT ON RESIDENTS. ACCESS TO THE FACILITY BY EMERGENCY SERVICES
MUST BE MAINTAINED THROUGHOUT ALL PHASES OF CONSTRUCTION.
E.MATERIALS
1.CARE SHALL BE TAKEN BY THE CONTRACTOR TO SALVAGE FOR REINSTALLATION OF THE CEDAR SIDING. ASSOCIATED
FLASHINGS, AND MOISTURE MANAGEMENT SYSTEMS SHALL BE REPLACED AS OUTLINED IN THIS DOCUMENT ON THE
ELEVATIONS, PLANS, AND DETAILS.

F.PROTECTION
1.CONTRACTOR SHALL PROTECT ALL EXISTING, INSTALLED, AND YET TO BE INSTALLED MATERIALS FROM DAMAGE.
2.CONTRACTOR SHALL REPLACE ALL MATERIALS DAMAGED THROUGHOUT THE DURATION OF THE REPAIR PROJECT INCLUDING,
BUT NOT LIMITED TO, GROUNDS, PAVING, FAÇADE, ROOFS, DECKS, AREAS ADJACENT TO WORK, STORAGE AREAS, AND MATERIAL
TRANSPORT WALKWAYS.
3.PROTECTION OF ALL WORK AREA, AND ADJACENT AREAS IMPACTED BY WORK, SHALL BE LEFT IN PLACE UNTIL PROJECT
COMPLETION.
4.ALL EXISTING UTILITIES SHOWN ARE BASED ON ABOVE GROUND EVIDENCE ONLY. THESE LOCATIONS SHOULD BE CONSIDERED
APPROXIMATE. THERE MAY BE ADDITIONAL UNDERGROUND UTILITIES NOT SHOWN IN THESE DRAWINGS. THE INFORMATION IS
NOT TO BE RELIED UPON AS BEING EXACT OR COMPLETE. THE CONTRACTOR MUST CALL COLORADO 811, THE UTILITIES

TO BY THE OWNER. CONTRACTOR SHALL RAISE EXISTING UTILITIES AND APPURTENANCES AT ALL AREAS OF REGRADE AND
FLATWORK OR PAVEMENT REMOVAL AS SHOWN ON THE PLANS. RAISING OF THE APPURTENANCES AND ALL OTHER UTILITY
STRUCTURES SHALL BE AT NO COST TO THE OWNER.
6.ENVIRONMENT: CONTRACTOR SHALL BE RESPONSIBLE FOR THE ACCEPTANCE AND CONTROL OF ALL FLOWS, INCLUDING ALL
DRAINAGE FACILITIES AFFECTED BY THIS PROJECT, TO MINIMIZE POSSIBLE AIRE, WATERWAY, AND SUBSOIL, CONTAMINATION OR
POLLUTION OR OTHER UNDESIRABLE EFFECTS. CONTRACTOR SHALL PROVIDE MEASURES TO PREVENT SOIL EROSION AND
DISCHARGE OF SOIL BEARING WATER RUNOFF AND AIRBORNE DUST TO ADJACENT PROPERTIES AND WALKWAYS. THIS MAY
INVOLVE BUT IS NOT LIMITED TO THE USE OF SILT FENCING, DIVERSIONARY PONDING, AND CONTROL OF EQUIPMENT
OPERATIONS.
7.THE CONTRACTOR IS REQUIRED TO FOLLOW COLORADO STATE LAW REGARDING SURVEY MONUMENTS. FOR COUNTY SURVEY
MONUMENTS, THE CONTRACTOR SHALL RETAIN A SURVEYOR TO RESET ANY AFFECTED SURVEY MONUMENTS. FOR FURTHER

G.OBSERVATIONS
1.THE OWNER AND SBSA SHALL HAVE ACCESS TO THE JOB SITE AND WORK AREAS AT ALL TIMES DURING CONSTRUCTION.
CONTRACTOR WILL PROVIDE PROPER AND SAFE FACILITIES FOR SUCH ACCESS AND OBSERVATIONS.

1 GENERAL
A SECTION REQUIREMENTS

POWER CONNECTIONS WILL BE ACCOMPLISHED PER THE CURRENT NATIONAL ELECTRICAL CODE (NEC) AND PROPERLY
PERMITTED WITH LOCAL JURISDICTION. CONTRACTOR WILL PAY ALL FEES ASSOCIATED WITH CONNECTIONS AND USAGE.

1.SANITARY FACILITIES: THE CONTRACTOR’S EMPLOYEES SHALL USE THE TOILET FACILITIES LOCATED WITHIN THE UNIT(S)
RENTED BY THE CONTRACTOR. CONTRACTOR’S EMPLOYEES MAY NOT USE THE RESTROOM FACILITIES LOCATED WITHIN THE
BUILDING/UNITS NOT RENTED BY THE CONTRACTOR.
B TEMPORARY SUPPORT FACILITIES
1.PROVIDE FIELD OFFICES, STORAGE AND FABRICATION SHEDS, AND OTHER SUPPORT FACILITIES AS NECESSARY FOR
CONSTRUCTION OPERATIONS.
2.PROVIDE FIELD OFFICES, STORAGE AND FABRICATION SHEDS, AND OTHER SUPPORT FACILITIES AS NECESSARY FOR
