THE PROJECT LOCATION FOR THIS DECK REPLACEMENT
IS 901 BLACK CANON DR. THE NEW DECK IS TO HAVE
THE SAME FOOTPRINT AS THE EXISTING DECK, WITH
THE EXCEPTION OF THE STAIRS AND STAIR LANDING.
THE PURPOSE OF THIS DECK IS TO REPAIR HAIL
DAMAGE AND BRING THE DECK UP TO CODE
STRUCTURALLY.
THE EXISTING FOOTPRINT IS NOT GOING TO CHANGE.
DECK FRAMING TO BE WEATHER TREATED 2X8 OR
2X10. THE TOP OF THE JOISTS ARE TO BE PROTECTED
WITH BUTYL TAPE PRIOR TO INSTALLATION OF THE
NEW TREX DECKING. THE EXISTING 4X4 POSTS ARE
TO BE RE-USED WHERE POSSIBLE. THE 8" PIERS ARE
TO BE REMOVED AND REPLACED AS CALLED OUT ON
THE PLANS. THE NEW DECK RAILINGS ARE TO BE RDI
METAL RAILINGS W/ A TREX TOP CAP.
THE UPPER DECK WATER PROOF SYSTEM IS TO BE
TAKEN APART AND REPLACED WITH NEW EPDM
MEMBRANE AS NEEDED. A NEW ELECTRICAL BOX IS
TO BE INSTALLED WHILE THE DECK WORK IS BEING
DONE IN ORDER TO PROVIDE POWER FOR THE NEW
AWNING TO BE INSTALLED.
ADDITIONALLY, ALONG THE WEST SIDE OF THE HOUSE
THE OWNERS WOULD LIKE TO CONSTRUCT A NEW
FENCED-IN DOG AREA. THIS NEW FENCE IS TO BE A
+/- 6' TALL, MATTE BLACK POWDER COATED STEEL
FENCE APPROXIMATELY 600 SQ FT IN SIZE.
1) ALL DIMENSIONS ARE FROM FACE OF
STRUCTURE TO FACE OF STRUCTURE, UNLESS
NOTED OTHERWISE.
2) THIS IS DECK PROJECT IS IN ADDITION TO
AN EXISTING STRUCTURE AND DIMENSIONS
MAY NEED TO BE VERIFIED IN FIELD.
3) ALL DIMENSIONS MARKED WITH ± ARE
APPROXIMATE.
4) INSPECT AND VERIFY EXISTING CONDITIONS.
NOTIFY OWNER/G.C. OF ANY DISCREPANCIES
OR QUESTIONS.
5) ALL WORK SHALL COMPLY WITH LOCAL
CODES AND REGULATIONS.
6) MAINTAIN A CLEAN AND SAFE WORK-SITE
AT ALL TIMES. CLEAN UP CONSTRUCTION
DEBRIS ON A REGULAR BASIS.
7) THE AGE AND CONDITION OF EXISTING
STRUCTURE SUGGESTS NO PRESENCE OF
ASBESTOS OR HAZARDOUS MATERIALS.
SHALL ANY SUSPICIOUS MATERIALS BE
DISCOVERED, THE G.C. SHALL HALT WORK UNTIL
TESTING AND PROPER DISPOSAL CAN BE
ACCOMPLISHED.
8) ALL NEW MATERIALS AND FINISHES SHALL
MATCH EXISTING UNLESS SPECIFIED IN THESE
DRAWINGS OR DICTATED BY CLIENT/OWNER.

2. LVLs shall be fully wrapped and protected from
weather w/ 1x cedar and/or soffit, caulked and
painted.
3. Bottom of posts shall be protected from decay
with copper coat or alternative wood preservative.
4. Anchor bolts shall be ASTM F1554 Grade 36 w/
ASTM F436 washers, and ASTM A563 Grade A
nuts; all components hot dipped galvanized.
5. Minimum concrete strength shall be 3,000 psi
for piers. Rebar shall be ASTM A615.
6. Assumed soil bearing pressure: 2500 psf
Note: This deck is NOT designed to received the
load of a future hot tub.
