RE: Setback Variance – 1041 Pine Lane
Dear Mr. and Mrs. Hood,
Please be advised that the Estes Park Board of Adjustment, at its public hearing held on
October 1, 2024, voted to approve the variance request for reduced side setback of
three feet (3’) along the eastern property line with the following condition:
1. The Applicants/Owners shall remove the existing driveway as shown on the
Site Plan prior to establishing a new driveway for the proposed garage. No lot
shall be allowed more than two (2) driveway openings pursuant to Appendix
D.III.B.5.d. of the Estes Park Development Code (EPDC).
The building permit must be obtained within one (1) year of this approval or the approval
will be null and void.
