The east portions of the building are remaining as their previous retail and residential uses. The west end of the building is to be extensively remodeled to become an alcohol Mixing Room. Pre-manufactured alcohol is to be stored, blended, flavored and bottled in this room. This is an open liquid processing system. The containers are permanent, single-wall, stainless steel vessels supported on steel racks. The alcohol is not distilled at this location and is not subjected to heating, cooling or pressurization. The new Mixing Room is to be separated from the rest of the building by a new 2- hour fire barrier constructed from top of slab to bottom of roof deck. The existing west-end windows are to be replaced with glass block due to proximity to the west property line. The mixing room will have new high-volume ventilation. A new curbed floor system will provide spill containment. All electrical and lighting in the room will be explosion proof. An emergency eye wash will be installed within the room. New fire sprinkler and fire alarm systems are to be installed throughout the entire building. The existing floor structure below the residential unit is to be upgraded to become a 1-hour fire barrier included it's structural supports and the wall enclosing the exiting stairway. Remodeling of the east portion of the building will provide new handicap accessible multi-user restrooms. Additional insulation is added where rooms are significantly remodeled. These include upper level bedrooms, and lower level mechanical and restrooms. Mainain existing insulation in other areas of the building. General Notes 1. Provide temporary building and site barricades where and when necessary. 2. Provide temporary enclosure for security and weather resistance. 3. Asbestos abatement procedure shall be fully completed and signed off before any work may proceed by GC. 4. The Contractor shall be responsible for legally disposing of all removed items and materials not to be reused or returned to the Owner. Contractor shall clean-up work premises each day and thoroughly clean at completion of work 5. Contractor shall protect all adjacent improvements/properties from damage. Any disturbed areas shall be restored to a minimum of their original condition. 6. Conditions depicted on these drawings have been compiled from available information and must be verified with on-site conditions. Notify Architect of any discrepancies between these drawings and the actual conditions. Beginning of work by Contractors indicates acceptance of all readily visible existing conditions. 7. All work shall comply with governing codes for construction and universal accessibility including the 2015 IBC, 2009 ICC/ANSI A117.1 Accessibility Guidelines, and the Americans with Disabilities Act (ADA). 8. Do not scale drawings for dimensions. Dimensions are typically to face of masonry or concrete and face of framing member, unless otherwise noted. 9. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. 10. Interior Finishes must conform to IBC Chapter 8 requirements for minimum "Class B" having maximum flame spread of 75 and maximum smoke development of 450. Wood finishes shall not include flammable stains or varnishes. All liquor products shall be sold in individual, small, closed containers. 11. All interior walls to be framed to structure above except where otherwise noted. 12. Field verify all rough openings and wall widths prior to fabrication and/or ordering of materials. 13. The fire extinguisher inside the missing room shall be as called out in the Permit Information, item B,7 on Sheet A2. That extinguisher shall be on a wall mount bracket with appropriate signage. All other extinguishers shown on the plans shall be 10 lb multi-purpose ABC type, manufactured by Amerex, JL Industries or approved substitute, placed in surface mounted cabinets. See New Construction Floor Plans (Sheet A4) for locations. Extinguishers shall comply with the current International Fire Code and Fire Code Standard number 10-1. Fire Marshal to verify the locations of all fire extinguishers. Extinguishers shall be inspected and tagged by a qualified service company. Cabinets shall be installed so that handles are at 48" aff. 14. Provide min 2x8 blocking in framed walls for countertops, cabinetry, fixtures, shelving brackets, accessories, and door stops. Alternately 8" galvanized steel 24 ga plates may be used. Wood blocking (if used) within the Fire Barrier wall shall be fire-retardant treated. 15. Provide sound batt insulation at all bedrooms, restrooms, offices, conference rooms, mechanical room walls -- typical. Install thermal batt insulation at all furring locations shown at exterior walls on plan. 16. Provide shop drawing and submittals to the Architect for review and approval for insulation, finish carpentry and woodwork, plumbing systems, mechanical systems, lighting fixtures, fire alarm system, and the sprinkler system.
