To whom it may concern:
I am writing this letter to address the plan review comments associated with:
1.I believe the following drawings are the same location but don’t want to assume anything: Storage
vs new master bath?
RESPONSE- You are correct. The new bath will be located where the exis ng storage area is
2.The following area is not in compliance with Section R307:
Date: 5/12/2021 Jurisdiction: Estes Park
Project: Addition Site Address: 585 B Audobon St.
Permit#: 21-EP-00184 Contact Person: Jared Kingswood

RESPONSE- We will not be doing any work on this bathroom and it is not part of the permit
3.This does not meet code
Code Section reads:
R312.1.3 Opening limitations. Required guards shall not
have openings from the walking surface to the required
guard height that allow passage of a sphere 4 inches (102
mm) in diameter.
Exceptions:
1. The triangular openings at the open side of stair,
formed by the riser, tread and bottom rail of a
guard, shall not allow passage of a sphere 6
inches (153 mm) in diameter.
2. Guards on the open side of stairs shall not have
openings that allow passage of a sphere 43/8
inches (111 mm) in diameter.
RESPONSE- This should read “Spacing between opening s to be less than 4” “
It seems like these can just be redlined on the plans instead of having to redraw everything. Please let me
know if you need anything else.
