PROJECT NOTES
1. Do not scale drawings for dimensions. Dimensions are typically to face of
masonry or concrete and face of framing member, unless otherwise noted.
2. Clean-up of rubbish and debris resulting from work shall be collected regularly
from project site and legally disposed of.
3. Contractors are responsible for all materials and quantities shown in these
drawings graphically as well as those called for by note.
4. All materials and construction shall be completed in accordance with the
requirements of Town of Estes Park and the 2015 IBC.
5. Provide shoring, temporary bracing, barricades and other measures as
necessary to ensure a safe building construction site. Establish a protected
access route to the main house -- coordinate with Owner.
6. Contractor to verify existing conditions and review discrepancies or
inconsistencies of site and drawings with Architect prior to commencing
construction.
7. Contractor shall take care during demolition to protect all items and materials
to remain. Repair all damage caused by demolition to any areas of the
property to its bid-time condition. Protect adjacent areas from damage, dirt,
dust and fumes.
STRUCTURAL NOTES
1. ALL DECK JOISTS TO BE @2 HEM-FIR @ 16" O.C. UNLESS OTHERWISE
SPECIFIED.
2. ATTACH RIM JOIST TO EXISTING BUILDING WITH 2 ROWS LEDGER LOK
@ 12" O.C.
3. ALL STRUCTURAL BACKFILL MUST BE COMPACTED TO 95% STAND
PROCTOR
4. ALL CONCRETE DESIGN IS BASED UPON "BUILDING CODE
REQUIREMENTS FOR REINFORCED CONCRETE" (ACI 318-14).
5. CONCRETE SPECFICATIONS: Fc = 4,500 psi @ 28 DAYS WITH 6% AIR (Φ
1.5%).
6. ALL WOOD TO BE #2 HEM-FIR OR BETTER UNLESS OTHERWISE
STATED.
7. ALL GLULAM BEAMS TO BE EXTERIOR GRADE.
