2) THIS PROJECT IS IN ADDITION TO AN EXISTING STRUCTURE AND DIMENSIONS MAY
NEED TO BE VERIFIED AND/OR ADJUSTED IN FIELD.
3) ALL DIMENSIONS MARKED WITH ± ARE APPROXIMATE.
4) INSPECT AND VERIFY EXISTING CONDITIONS. NOTIFY G.C. OR OWNER OF ANY

9) ALL FRAMING AND LUMBER TO BE TREATED OR SIMILAR WEATHER TREATED
MATERIAL UNLESS OTHERWISE NOTED. TOP OF JOIST TO BE COATED WITH WEATHER
TREATMENT.
10) NOTICE: USE OF THESE PLANS CONTEMPLATES FURTHER COORDINATION AMONG
THE OWNER AND THEIR CONTRACTOR(S), THE DESIGNER, AND THE ENGINEERS. DESIGN
AND CONSTRUCTION ARE COMPLEX. ALTHOUGH THE DESIGNER AND OTHER
CONSULTANTS HAVE PERFORMED THEIR SERVICES WITH DUE CARE, ADN DILIGENCE,
THEY CANNOT GUARANTEE PERFECTION. COMMUNICATION IS IMPERFECT, AND EVERY
CONTINGENCY CANNOT BE ANTICIPATED. ANY AMBIGUITY OR DISCREPANCY

FOUNDATION NOTES
FOUNDATION DESIGN:
DESIGN OF PIERS BASED ON PERFORMANCE OF EXISTING PIERS AND A MAXIMUM ALLOWABLE
BEARING PRESSURE OF 2500 LBS PER SQUARE FOOT (DEAD LOAD PLUS FULL LIVE LOAD) PLACED ON
THE UNDISTURBED NATURAL SOILS, COMPACTED STRUCTURAL FILL OR NATIVE STONE, BELOW
FROST DEPTH.
CAST-IN-PLACE CONCRETE:
A. ALL CONCRETE DESIGN IS BASED ON THE "BUILDING CODE REQUIREMENTS FOR REINFORCED
CONCRETE" (ACI 318).
B. ALL STRUCTURAL CONCRETE SHALL HAVE MINIMUM 28-DAY COMPRESSIVE STRENGTHS AS
FOLLOWS: FOOTINGS 3000 PSI; SLABS ON GRADE 3500 PSI.
C. CONCRETE SHALL BE PROPORTIONED UTILIZING TYPE I/II CEMENT. CONCRETE SUSCEPTIBLE
TO FREEZING SHALL BE FORMULATED FOR MAXIMUM FROST RESISTANCE IN ACCORDANCE WITH
"ACI MANUAL OF CONCRETE PRACTICE".
D. ALL ANCHOR BOLTS SHALL BE LOCATED AT A MINIMUM OF 5 BOLT DIAMETERS FROM
CONCRETE EDGE. CONCRETE FOOTING AND FOUNDATION SHALL HAVE MIN FROST PROTECTION OF
30" TO GRADE. EXTERIOR DECK PIERS SHALL BE POURED TO ELEVATIONS AS SHOWN ON PLANS,
MIN 6" ABOVE FINISHED GRADE.
E. CONTRACTOR VERIFY TOP OF CONCRETE ELEVATIONS WITH EXISTING AND PROPOSED
GRADE.
REINFORCING STEEL:
A. ALL DETAILING, FABRICATION, AND PLACEMENT OF REINFORCING STEEL SHALL BE IN
ACCORDANCE WITH THE "ACI MANUAL OF CONCRETE PRACTICE".
B. REINFORCING BARS SHALL CONFORM TO ASTM SPECIFICATION A615 AND SHALL BE GRADE
60, EXCEPT TIES, FIELD BENT BARS WHERE PERMITTED BY NOTE ON PLAN, OR BARS TO BE WELDED
WHICH SHALL BE GRADE 40.
ANCHOR BOLTS:
A. SHALL CONFORM TO ASTM F1554 GRADE 36 WITH A MIN ½" DIAMETER BY 8" LENGTH.
B. POST INSTALLED ANCHORS TO BE DRILLED AND EPOXIED W/ SIMPSON AT-XP ACRYLIC
ADHESIVE AND 6" MINIMUM EMBEDMENT.

PROJECT NARRATIVE
THE EXISTING DECK BOARDS ARE STARTING TO ROT OUT AND THE EXISTING RAILING DOES NOT
MEET RESIDENTIAL BUILDING CODE. EXTENT OF THIS PROJECT IS AS FOLLOWS: REPLACE THE 2X6
DECK BOARDS WITH TREX TRANSCEND LINE OF DECKING, IN THE COLOR OF ROPE SWING. NEW
DECK JOISTS ARE TO BE INSTALLED AT 24" O.C. ADDING TO THE EXISTING DECK JOISTS ALREADY IN
PLACE. JOIST SPACING AFTER NEW JOISTS ARE ADDED TO RESULT IN 12" O.C. SPACING. REPLACE
ANY OF THE EXISTING DECK JOISTS AS NEEDED. INSTALL JOIST TAPE ON TOP OF EVERY JOIST.
NEW 10" PIERS AND NEW 4X4 POSTS TO BE ADDED UNDER RIM JOIST. NEW POST SPACING TO BE
AROUND 3'-3" O.C. EXISTING RAILING TO BE REPLACED WITH RDI METAL POSTS AND RAILING. RDI
AVALON RAIL TOP CAP TO BE INSTALLED OVER OVER RAILINGS AND POSTS. THE FIRST SECTION OF
RAILING WHICH IS HALF AS TALL AS THE REST IS TO BE REPLACED WITH A COMPARABLE SECTION
