The house is supported on a concrete foundation with continuous concrete footings. Lower level floors are concrete slab-on-grade. Upper level floors are framed with engineered wood I-joists over the lower level or over crawlspace. Interior and exterior walls are conventionally framed. Most of the roof is framed with pre-engineered wood trusses. The roof over the living room is framed with I- joists supported on heavy timber wood beams and trusses. Exterior finishes include hard-coat stucco, nominal 2" thin-stone veneer base and fireplaces, and heavy composite shingle roofing. Windows throughout most of the house are aluminum clad wood with Low-E double glazing. The house is to be heated with a ducted forced-air system with air-conditioning. The system is to be located within the conditioned mechanical room on the lower level. A fire sprinkler system is not required for this project due to adequate access to nearby functional fire hydrant. Do not scale drawings for dimensions. Dimensions are typically to face of masonry or concrete and face of framing member, unless otherwise noted. 2. Clean-up of rubbish and debris resulting from work shall be collected regularly from project site and legally disposed of. 3. All weather-exposed surfaces shall have a weather-resistive barrier to protect the interior wall covering and exterior openings shall be flashed in such a manner as to make them weatherproof. 4.
