SEISMIC DESIGN CATEGORY B
1. NEW POST FOUNDATIONS SHALL BE SONO-TUBE FOUNDATIONS EXTENDING 30"
MINIMUM DEPTH BELOW GRADE, DIAMETER AS NOTED ON PLAN. CONCRETE
COMPRESSIVE STRENGTH SHALL BE MINIMUM 3,000 PSI AT 28 DAYS. INSTALL (2)
#4 VERTICAL REBAR FOR PIERS 12” DIAMETER AND SMALLER, (4) #4 VERTICAL
REBAR FOR PIERS LARGER THAN 12” DIAMETER. SHOULD SOLID ROCK BE
ENCOUNTERED AT LESS THAN 30” DEPTH, DRILL AND EPOXY REBAR TO 6”
DEPTH.
2. SOIL/ROCK BEARING CAPACITY IS ASSUMED TO BE 3,000 PSF FOR DESIGN OF
FOUNDATIONS. AN OPEN HOLE INSPECTION SHALL BE PERFORMED BY VHE TO
VERIFY THE ASSUMPTION.
3. INSTALL SIMPSON LRU212Z SLOPEABLE RAFTER HANGERS OR L90 ANGLES (EACH
SIDE) AT 2X12 RAFTER HANGER CONNECTION TO RIDGE BEAM. INSTALL
SIMPSON H2.5 OR H1 TIES AT ALL RAFTER TO EAVE BEAM CONNECTION. INSTALL
FULL DEPTH BLOCKING BETWEEN RAFTERS OVER EAVE BEAMS.
4. AT ROOF FRAME OVER, INSTALL 2X6 PLATE AT PERIMETER OF NEW ROOF
ATTACHED WITH (2) 5/16” X 8” LONG LEDGERLOKS TO EACH EXISTING RAFTER.
ATTACH EACH RAFTER TO PLATE WITH HOLD DOWN STRAP, SIMPSON CS20 COIL
STRAP OVER TOP OF RAFTER OR EQUIVALENT WITH (4) 8D COMMON NAILS EACH
END OF THE STRAP INTO 2X6 PLATE. PROVIDE THE SAME HOLD DOWN
CONNECTION FOR THE (2) 2X12 BEAM BELOW THE RIDGE BEAM. PROVIDE FULL
DEPTH BLOCKING BETWEEN RAFTER ENDS OVER 2X6 PLATE.
5. PROVIDE SIMPSON AB POST BASE AND LCE (END OF BEAM) OR AC (CONTINUOUS
BEAM) POST TO BEAM CONNECTION OR EQUAL.
6. ATTACH 6X6 POSTS ALONG HOUSE TO COMPETENT WALL FRAMING WITH A
MINIMUM OF (24) 8” LONG TIMBER LOK FASTENERS.
