Refer to Permit Information and Project Narrative on Sheet A2. 2. Do not scale drawings for dimensions. Dimensions this project are typically to face of existing finishes and face of new framing member, unless otherwise noted. 3. Clean-up of rubbish and debris resulting from work shall be collected regularly from project site and legally disposed of. 4. Contractor to verify existing conditions and review discrepancies or inconsistencies of site and drawings with Architect prior to commencing construction. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. The Contractor shall obtain all necessary permits to complete the proposed work and shall comply with all local, state, and federal regulations. 5. All materials and construction shall be completed in accordance with the requirements of Town of Estes Park and the 2015 IBC. 6. Interior finishes must conform to the governing code for Class B flame spread and smoke development. Refer to "Permit Information" Item B,4 on Sheet A2 7. NFPA 13R automatic sprinkler system and an automatic fire alarm system are required for this project. These systems shall be extended throughout both levels of the entire building. Manual pull stations are not required. Fire sprinkler drawings are to be prepared by the Fire Protection Contractor as a deferred submittal. They are to be reviewed by the Architect and then submitted for approval to the Division of Building Safety and the Fire Department. 8. Provide blocking in all walls as required for door stops, cabinetry, selving, grab bars and other toilet accessories – verify locations with Architect prior to drywall installation. Risk Category II Project Narrative Remodel of an existing 100 year old building to become a beer tasting room on the lower level while maintaining residential use on the upper level. The building becomes classified as a Group R2 Live/Work Unit. The residents will be Owners or Employees of the tasting room business. This classification negates most usual protections of the IEBC (Existing Building Code) which usually curtails IBC requirements in existing buildings. For a Live/Work unit, the IEBC classification for the project is BOTH "Alteration–Level 2", a the more restrictive "Change of Occupancy" classification. The project requires the addition of a NFPA 13R fire sprinkler system. There are no requirements for new fire-rated construction. The project requires two restrooms, both of which are to be considered unisex (both gender) access. One restroom is built in place of an existing restroom. The other is new and constructed to be fully wheelchair accessible. Beyond code requirements, the project involves the addition of a walk-in cooler, through-wall beer taps, new plumbing fixtures, new cabinetry, some changes to doors and windows, and new mechanical systems. Work on the upper level is limited. New water service (including a fire line) is to be brought into the building near the southeast corner. Existing sewer service is to be modified within the building. No additional restroom fixtures are added (although rearranged). A new 2-compartment sink, janitor sink, and some floor sinks are added in relation to the tap room use. Water heaters and furnaces are replaced on both levels of the building. New gas service enters near the SW corner of the building, replacing the current propane system which is to be removed. The electrical service to the east face of the building is being replaced/upgraded with new. The lower level tap room use is designated Suite A. Carefully coordinate the electrical work with the General Contractor. 2 This project will have a Service Change sometime in the Summer of 2023 if the scheduled work by Estes Park Light and Power and the summer road work downtown is under construction per schedule. Light and Power is upgrading their electrical service work in the area of this building to an underground service. A Pencell box is tentatively indicated on the North side of the street and East of the building. This is where the new UG service to the building will be served. Until that work is in place, a temporary overhead service will be required (per the 1-line drwg.). This overhead service will be required to put the Building into service until the transition to the underground is in place. 3. Considering the above, if the site work East of the building is to be completed prior to the upgraded road work, the underground conduit should be installed. Coordinate this with the General Contractor. 4. As noted on the drawings, the new panel locations should be the existing locations with the old panels removed. This is likely the case in the upstairs, but there has been conversation regarding changing the location of the downstairs panel. Should this moving be required, then any existing circuits that are reused will have to be routed to the new locations and a pull/junction box installed to facilitate the splicing of the existing circuits and the routing to an alternate location.
