This Level-2 Alteration entails the removal of some interior non- load-bearing walls. and the creation of some thru-wall openings. An investigation has been performed and results were negative for the presence of asbestos. The salon shares a larger unit space and common restrooms with an existing exercise studio. The exercise studio is operated by the Owner/Landlord. Occupant load is not significantly increased. Egress is appropriate and somewhat improved by this project through the elimination of some interior barriers and doorways. Additional restrooms are not required. One of the existing restrooms provides accessibility in compliance with the currently adopted 2015 IBC and 2009 ICC A117.1 accessibility guidelines. The project also involves rearrangement of electrical lighting and convenience outlets to accommodate the working arrangement of the salon. Electrical work is illustrated on the Demolition Plan on Sheet A2 and the Power and Lighting Plan on Sheet A4. A small amount of plumbing work is required to add one hairwash sink in proximity to other existing plumbing fixtures and vents. New interior finishes are to be selected by the Tenant and approved by the Landlord. The work is to be completed in a single phase. A new skylight in the roof is shown on the Floor Plan on Sheet A3 and detailed on Sheet A6. This skylight is to be quoted by the GC as an add alternated with decision on its installation occurring at a later date. Similarly, another add alternate is the addition of a second hairwash sink. General Notes 1. Do not scale drawings for dimensions. Dimensions are typically to face of framing member, unless otherwise noted. 2. Clean-up of rubbish and debris resulting from work shall be collected regularly from project site and legally disposed of. 3. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. 4. The Contractor shall obtain all necessary permits to complete the proposed work and shall comply with all local, state, and federal regulations. 5. All materials and construction shall be completed in accordance with the requirements of Town of Estes Park and the 2015 IBC. 6. Provide shoring, temporary bracing, barricades and other measures as necessary to ensure a safe building construction site. 7. Contractor to verify existing conditions and review discrepancies or inconsistencies of site and drawings with Architect prior to commencing construction. 8. TEMPORARY HEATING OF THE BUILDING PRIOR TO ANY USE OF THE PERMANENT HVAC SYSTEM SHALL BE THE RESPONSIBILITY OF THE G.C. 7 HANGING, ANCHORING AND SUPPORT OF EQUIPMENT, DUCTS, PIPING AND ACCESSORIES IS DESIGN BUILD BY THE MC.
