Refer to floor areas in the permit information to the left. The foundation is conventionally formed concrete stem walls and retaining walls on continuous footings. There are also some concrete pad footings and cylindrical piers. Slabs-on-grade are provided for the lower level, the upper level garage, and a RV pad. All walls are conventionally wood framed. The elevated floor structure is framed with pre-engineered I-joists supported by steel post and beams. The roof is framed with pre-engineered 2x wood trusses. The home is insulated by rigid insulation below the perimeter of the lower level slab; furred-in lower level retaining walls with spray foam insulation; a combination of spray foam and batt insulation in framed walls; spray insulation at rim joists; and 15" of fiberglass batt insulation at the bottom chord of roof trusses.
