The applicant will provide one (1) parking space for the ADU, as required by EPDC § 5.2.B.2.a.(7). The applicant wishes to use the ADU for long-term workforce housing or personal use. The ADU shall not be used as a short-term rental unit, as prohibited by EPDC § 5.2.B.2.a.(3). Staff recommended approval of the 230 Cyteworth Road Conditional Use Permit (CUP). DISCUSSION: There is no minimum size for an ADU; it is either 800 square feet or up to 49% of the primary residence. This ADD is set up as a studio with no bedroom. The applicant, Nick Thomas, stated that the ADU's size is due to constraints with existing parameters, as the house abuts the mountainside. The original basement wasn't useable, so excavation was done to gain more space.
