RE: Notice of Suspension -Vacation Home License for 1060 Otis Ln
Ms. Peng, Mr. Neeb and Mr. Walstra,
You were previously issued a Notice of Violation dated July 10, 2023, for an incident that occurred
June 25, 2023. You were also issued a Notice of Violation dated November 16, 2023, for an
incident that occurred June 17, 2023. Both notices warned you of suspension of the vacation
home business license for 1060 Otis Lane should any subsequent verified violation occur within
two years of the date of the notice.
The Town Clerk's office has received notification that the Estes Park Municipal Court has found
Peter Walstra guilty of violating the vacation home regulations of section 5.20.110 of the Estes
Park Municipal Code and for disturbing the peace under section 9.08.010 of the Estes Park
Municipal Code at a trial held on Wednesday, September 6, 2024. The incident giving rise to the
conviction took place on February 17, 2024, at the subject property, 1060 Otis Lane.
In addition to the prior violations, I have received and verified the violation of section 5.20.110 for
the incident occurring February 17, 2024. This receipt and verification has occurred within two
years of the date of a prior notice of violation for the same license. Accordingly, pursuant to Estes
Park Municipal Code section 5.20.110(F)(6)(b), this letter services as notice of suspension, for one
year, of the business license for Lotus LLC operating a vacation home at 1060 Otis Lane. The
property must not be operated as a vacation home or bed and breakfast inn while suspended. The
suspension is appealable as outlined in section 5.20.110(F)(7) if a proper appeal request is
delivered and received as described therein within fourteen (14) days of the date of this notice.
