GENERAL STRUCTURAL NOTES
All work shall conform to the 2015 edition of the IRC/IBC as adopted by
The Town of Estes Park, CO.
STRUCTURAL ERECTION, BRACING, OBSERVATION and SHOP
DRAWINGS
·The structural drawings illustrate the completed structure with all
elements in their final positions, properly supported and braced. The
Contractor, in the proper sequence, shall provide proper shoring and
bracing as may be required to achieve the final completed structure.
·These plans have been engineered for construction at one specific
building site. Builder/contractor assumes ALL responsibility for use of
these plans at Any Other building site. Plans shall not be used for
construction at any other building site without specific review by the
engineer.
·Observations of foundation reinforcing or framing required by the
Owner, lender, insurer, building department or any other party will be
accomplished by the engineer at the Owner's expense. At least 48
hours advance notice is requested.
WOOD FRAMING:
·All framing and details not directly specified shall comply with the
prescriptive (non-engineered) requirements of the International
Residential Code.
·Sawn Lumber and Timbers:
*Except where specified on the drawings, nominal 2x, 3x, and 4x
dimension lumber shall be Douglas-Fir, Grade No. 2 except as
noted below:
*2x4 and 2x6 studs < 9'-0 in length may be Hem-Fir Stud Grade
*At contractor's option, Douglas Fir may be substituted for
Hem-Fir.
*Sill plates and ledgers in contact with concrete or masonry shall
be Hem Fir, preservative treated with zinc-borate or Southern
Yellow Pine “L3 Outdoor” lumber , or “Strandguard” LSL. ACQ
treatment is NOT acceptable.
·Wall, Floor, and Roof Framing:
*All roof rafters, joists, trusses, and beams shall be anchored to
supports with metal framing anchors.
*All wall studs shall be continuous from floor to floor or from floor
to roof.
*At built-up stud columns, nail all laminations with 16d @ 12" full
height, staggered.
·Engineered Wood:
*UNLESS OTHERWISE NOTED ON DRAWINGS, Laminated Veneer
Lumber (LVL): Manufactured 1-3/4" wide Microllams (ML) by
i-Level or equivalent with Fb=2,800 psi, E=1,900,000 psi,
Fv=285 psi.
WOOD FRAMING: HARDWARE, CONNECTORS, AND FASTENERS:
·All connectors shall meet the recommendations of the wood
manufacturer. Connectors in exposed applications shall not be less
than Hot Dipped Galvanized or Stainless Steel.
·Metal connectors shall be by Simpson Strong Tie and installed with
nailing per manufacturer's recommendations to achieve maximum
rated capacity unless noted otherwise. Note that heavy duty and
skewed hangers may require special order.
·All screws, nails, and bolts shall match material and coating of
hangers and other connectors. DO NOT mix stainless with galvanized
products.
·FASTENERS:
*Nails in roof, wall, and floor sheathing, as well as nails
designated as “8d” nails on plan, shall be 8d ring shank gun
nails (0.113” diameter x 2 ½” long) unless noted otherwise. Nail
all sheathing with 8d @ 6”/12” minimum unless noted otherwise.
*Framing nails in 2x lumber shall be 12d common nails (0.131”
diameter x 3 ¼” long) unless noted otherwise. These nails are
commonly referred to as “short sixteens” or “16d gun nails”.
Nails called out as “16d” on plan shall be 12d common nails
except as noted below or on plan:
× “16d common nails” refer to 0.162” diameter x 3 ½” long. NO
SUBSTITUTIONS.
× “16d sinker nails” refer to 0.148” diameter x 3 ¼”. NO
SUBSTITUTIONS.
× “N16” refer to .162” diameter x 2 ½” long. NO
SUBSTITUTIONS.
× Framing connector designations refer to products by Simpson
Strong-Tie Company, Inc and shall be installed as required to
develop MAX fastener capacity shown in current catalog. See
current Simpson catalog or “Installer's Pocket Guide” for
required nailing. NOTE THAT MOST HEAVY HANGERS
REQUIRE 16d COMMON NAILS. “Sinkers”, 12d common
nails, and short “hanger nails” are NOT acceptable and
WILL HAVE TO BE PULLED AND REPLACED.
× Nails designated on plan as “hanger nails” shall be 1½” 10d
(0.148” diameter x 1½” long), but DO NOT use hanger nails in
place of 16d common nails unless specifically instructed on plan.
·SDS SCREWS -1/4" screws with length indicated, per SIMPSON
STRONG TIE. NO SUBSTITUIONS.
FOUNDATION:
·Footings shall be placed on undisturbed natural soil or compacted fill
tested and approved by soils engineer.
·Foundations are designed without an engineer's soil investigation.
The foundation design criteria below were assumed for purposes of
foundation design based on the performance of the existing
structure and Presumptive Load-Bearing Values from the IBC Table
1806.2.
STRUCTURAL STEEL:
·Steel material shall be as follows unless specifically noted otherwise:
*Structural Beams.: ASTM A992
*HSS Shapes: ASTM A500 Grade B
*Anchor Bolts: ASTM A307 or A36.
*Standard pipe columns: ASTM A 53, Grade B, 35 ksi.
*Connector bolts: ASTM A307
*Plate ASTM A36
·All structural steel shall be fabricated and erected per the current
edition of AISC Steel Construction Manual.
·Welding shall be by qualified welders. Use E70XX electrodes and
3/16” fillet welds unless noted otherwise.
GENERAL CONDITIONS
·Contractor to verify that all elements coordinate with the owner,
architect, and Level's intent and notify Level Engineering LLC in
writing of any discrepancies. Use of these plans acknowledges
understanding of this.
·Any reference to architectural information on these drawings (such as
insulation, waterproofing, vapor barriers, or finish materials, truss
heel heights, plate heights) is conceptual only. Design of
architectural items is beyond the scope of Level Engineering LLC's
work.
·All shoring of existing construction is the responsibility of the
contractor. Any shoring shown on the plans is conceptual only.
