Elkhorn Ave. 21-EP-00263 Date: 6/30/2021 This review pertains to a proposed remodel of an upstairs residential space. Plans were prepared by TW Beck Architects (6/28/21). No exterior work on the ground floor is proposed. The Fire Marshal determined that a fire sprinkler system is not required based on the scope of work. This 2-story building at 300 E. Elkhorn is located entirely in the Special Flood Hazard Area, in the floodway. Public Works has determined that the proposed work does not constitute a Substantial Improvement. However, any work proposed for the ground floor in future may trigger the requirements in the floodplain regulations for elevation or floodproofing. Flood depths for the 100- year (1% chance) event are estimated to range from less than 1 foot to over 2 feet within the building footprint. Tenants occupying the upstairs space should be made aware of the flood hazard and the fact that the stairs may be partially submerged in case of flooding. PUBLIC WORKS
