The north portion of the existing kitchen and dining area is being replaced with retail (becoming Group M) and the remaining dining area to the south is reduced in area (becoming Group B). These uses do not require separation. All manufacturing and open-container handling of liquor products is conducted off- site. All liquor products are to be sold in individual, small, closed containers. The extent of the remodel is small, scattered across the plan, but small enough to be considered an Alteration - Level 2 per the IEBC. This project does not require a fire sprinkler system, but the Fire Marshal does require a new fire alarm and detection system - submit shop drawings for Architect and Fire Marshal approval. For handicap accessibility, the existing ramp between the upper and lower floor levels is to be replaced as illustrated. The change in floor elevation is approximately 16". This is Phase I of the remodeling project. Phase II is to commence in Fall 2021. Phase II will include among other changes the replacement of existing restrooms with new handicap accessible restrooms. Phase I construction does not affect the building envelope, so IECC envelope compliance is not required at this time. Phase II will involve the envelope, including the replacement of the northern storefront and entrance, which will require IECC envelope certification. Phase II will also entail enough electrical changes to require IECC lighting certification. Details of plumbing, mechanical and electrical are to be accomplished as Design- Build by qualified sub-contractors in those disciplines. Asbestos abatement procedure shall be fully completed and signed off before any work may proceed by GC. 4. There are areas (noted on the Demolition Plan) that require the inspection, verification and supervision of the Structural Engineer before extensive demolition. Contractor shall clean-up work premises each day and thoroughly clean at completion of work. 11. The Electrical Contractor shall safely remove and terminate all electrical boxes, wiring, conduits, lighting, devices, etc. in advance of general demolition. The Plumbing Contractor shall safely remove and terminate gas services to areas requiring general demolition. 12. All work shall comply with governing codes for construction and universal accessibility including the 2015 IBC, 2009 ICC/ANSI A117.1 Accessibility Guidelines, and the Americans with Disabilities Act (ADA). 13. Do not scale drawings for dimensions. Dimensions are typically to face of masonry or concrete and face of framing member, unless otherwise noted. 14. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. 15. Interior Finishes must conform to IBC Chapter 8 requirements for minimum "Class B" having maximum flame spread of 75 and maximum smoke development of 450. Wood finishes shall not include flammable stains or varnishes. All liquor products shall be sold in individual, small, closed containers. 16. All interior walls to be framed to structure above except where otherwise noted. 17. Field verify all rough openings and wall widths prior to fabrication and/or ordering of materials. 18. Steel railings are to be fabricated from 1¼" or 1½" ϕ schedule-40 steel pipe. Radius all corners. Cap ends of pipe where they return to walls. Fully weld all joints and grind smooth. Powder coat finish. 2 The top of all railings are to be at 36" above level and ramped surfaces and 36" on-slope above stair nosings. 3. At the top riser of stairs and at the top and bottom ends of ramps, railings are to extend level for 12" and cleanly returned to the wall or floor. At the bottom riser of stairs, railings are to extend on-slope for the additional length of one stair tread and cleanly returned to the wall or floor. 4. Core drill and extend pipe railings at least 4" into surrounding slab and grout. Alternately, pipe sleeving may be accepted as detailed on approved shop drawings. 5. Submit fully dimensioned shop drawings for Architect's approval prior to fabrication.
