Thank you for the opportunity to review the above noted project for conformance with the
adopted 2018 International Fire Code (IFC), District-specific amendments, and applicable
reference standards. The Estes Valley Fire Protection District (EVFPD) is dedicated to ensuring
the safety of residents, guests, and the volunteers who respond to assist you.
Based upon the information submitted, the drawings/documents shall be considered
APPROVED provided the following requirements are satisfied in full:
1. IFC 106.2 Schedule of permit fees- Fees apply for this project in accordance with the
District fee schedule in the amount of $156.00. This includes plan review fees for
commercial alterations to existing buildings.
The Town of Estes Park will collect this fee on behalf of the Fire District through their
permitting system.
This project qualifies for a plan review fee waiver according to District policy. The
policy requires an application and approval process; additional information is provided
on our agency website at www.estesvalleyfire.org/plan-review-and-inspections.
2. IFC 505.1 Premises identification- Approved addressing shall be provided for all
buildings, units, and monument signs.
Plan Review Commentary: Please coordinate with this office directly for specific
addressing/signage requirements. Addressing shall be a minimum of 4 inches in
height, shall be white text of a plain font on a blue background, shall have a reflective
quality, and shall be posted in locations approved by this office so as to be readily
distinguishable for first responders on both the building and any monument signs.
3. IFC 506.1 Key boxes- A fire department key box is required for this building.
Plan Review Commentary: The Knox box shall be mounted in an approved
location height not to exceed 5 feet from the top of finish floor.

4. IFC Section 906, Portable fire extinguishers- Portable fire extinguishers shall be
installed in accordance with IFC 906 and NFPA 10, 2018 edition.
Plan Review Commentary:
Portable fire extinguishers shall located as determined during a site visit with Project
Manager Linda Swoboda.
Portable fire extinguishers/cabinets shall be mounted at 48 inches to the top of the
extinguisher to comply with ADA recommendations. Portable fire extinguishers shall
be a dry chemical-type, and a minimum size of 2-A:10-B:C for all spaces. Portable
fire extinguishers shall be inspected and tagged by a qualified fire extinguisher
contractor prior to being placed in service. Portable fire extinguishers shall be a
commercial grade, such as manufactured by Amerex, Sentry, or equivalent.
Consumer grade extinguishers manufactured by Kidde or First Alert are not approved
by this office.
5. IFC Section 907, Fire alarm and detection systems- Approved fire alarm systems shall
be required in accordance with this section.
Plan Review Commentary: Please direct the fire alarm submittal to this office.
Please note that submitted drawings indicate the 2015 edition of the International
Fire Code, however, the 2018 International Fire Code with District-specific
amendments applies within the Estes Valley Fire Protection District.
Additionally, in the “Fire Department Notes” section, installation of both “electrically
wired smoke detectors with battery backup,” and “CO2 detectors” are noted as
required. Please be advised that this requirement is in conflict with what is required
by the Fire Code and NFPA 72, National Fire Alarm & Signaling Code. Please
ensure that the fire alarm submittal meets the 2016 edition of NFPA 72.
6. IFC Section 304.1.2, Vegetation- Vegetation that is capable of being ignited and
endangering property shall be cut down and removed by the owner or occupant of the
premises.
Plan Review Commentary: It was noted at the time of a site visit that the existing
tree (in immediate proximity to the building) presents a hazard. To model wildfire-
resistive best practices, it is the formal recommendation of this office to remove this
tree.
7. IFC, Chapter 33, Fire Safety During Construction and Demolition- It shall be the
responsibility of the general contractor to ensure all provision of IFC Chapter 33 are met
in full for the duration of construction. Please include this in your general job safety
practices, training, and routine meetings.
