Demolition New Construction Items that have no color represent existing conditions to be maintained. 16. The Owner shall have a thorough Asbestos Investigation performed. Any abatement required by the Investigation shall be completed by a qualified Abatement Contractor prior to the work of the General Contractor commencing. 17. The drawings illustrate (6) new exterior post-mounted lights on the west and south deck additions. These lights are to be Kichler 49063OZ Outdoor Post Lantern with (1) R14 40W low-voltage light with a 12" diameter cone. Finish: Olde Bronze. These lights comply with "dark sky" requirements. Install 60W lamps at the (2) taller posts at the west deck. 18. At the Owner's option, the (3) existing exterior wall sconces at the existing garage may be removed and replaced with Kichler 49059OZ fixtures which are essentially identical to the post-mounted lights described above, except being wall mounted. The west main level sunroom addition entails new concrete pier foundations, new floor framing, two sliding glass doors, new fixed windows, limited wall framing, a pre-engineered trussed roof, and open trellis over the west deck. The new roof is covered with prefinished standing seam metal roofing. The floor and deck are framed with pressure treated lumber due to proximity to grade. The timber beams of the trellis are protected by sheetmetal flashing with Ice and Water Shield stripping. The south deck is also framed with pressure treated lumber. Both decks use synthetic decking. A factory steel railing with wood cap is provided around the south deck, although it is low enough above grade to not require guards. Post mounted lights will comply with Town's "dark sky" exterior lighting restrictions. Both decks are low to grade, directly supported by concrete, and not susceptible to lateral movement or sway - heavy duty ties to house structure are not required. The east upper level sunroom addition replaces the existing roof-top deck and includes extensive windows below a new stick-framed cathedral ceiling roof with pre-finished standing seam metal roofing. This addition interferes with the current required means of egress for the upper level east bedroom, in that the sliding doors from the bedroom will be within the proposed sunroom. A pair of existing smaller casement windows on the south side of the bedroom will be removed and replaced with a single larger casement window to meet emergency escape and rescue requirements. The last addition is a small north entrance roof on an existing doorway on the north side of the existing garage. That roof structure is supported from the existing SIPs panel wall and is not supported from the ground. The extent of demolition of exterior siding and existing flat roofing are above the trigger limits requiring hazardous materials investigation and possible abatement. See General Note #15 to the left. The two sunroom additions are to be unconditioned space without mechanical/ electrical heating or cooling, although ceiling fans will be installed in these spaces. These additions do not expand or modify the existing thermal envelope of the building. The existing walls of the house are structural insulated (SIPs) panels. FOUNDATION DESIGN: Design of individual and continuous footings is based on a maximum allowable bearing pressure of 2000 lbs per square foot (dead load plus full live load) placed on the undisturbed natural soils, compacted structural fill or native stone, below frost depth. CAST-IN-PLACE CONCRETE: a. All concrete design is based on the "Building Code Requirements for Reinforced Concrete" (ACI 318). b.
