DESCRIPTION: (Continued on attached sheets)
1. Demolish existing flat roof systems. Inspect substrate and replace when deteriorated. Perform
structural improvements required in attached structural analysis and described in structural drawings.
Replace with EPDM roofs as described on the attached documents, to include manufacturer-
recommended flashing and fasteners.
2. Existing sloped metal roofs to remain. Perform structural improvements required in attached structural
analysis and drawings. Cover existing metal standing seam roofs with Sika Sarnafil metal retrofit system
and new PVC membrane with Decor system profiles to match that in base scope of work.
3. Identify and repair roof drain leaks. Reseat existing drains within new roofing system. Replace roof
hatch and re-locate roof ladder as indicated.
4. Demolish EIFS cladding system. Inspect substrate and replace when deteriorated. Provide the cladding
described in the attached documents, to include:
1. Polyiso rigid insulation boards with taped seams for air and water barrier in same manner as
base scope of work.
2. Knight Wall Systems Vertical CI-GIRT and proprietary fasteners, fastened through insulation to
existing 2x6 wood studs (or in indicated areas, cmu), 16" on center. Confirm with Knight required
fastener length and spacing to resist 55.2 psf design wind pressure.
3. HardiePlank smooth fiber cement siding, primed and field-painted.
4. Siding accessories to include: easytrim or similar reveals at outside and inside corners, primed
HardieTrim boards at windows, fasteners and all manufacturer-recommended flashing.
5. Metal coping at former EIFS parapets, sized to cover complete wall assembly, with any related
anchors, nailers and fasteners.
5. Provide new glazing for Kalwall skylight; new sealant per Kalwall manufacturer.

6. Replace four skylights at south elevation with fixed units, to include curb and flashing.
7. Other fenestration to remain unless damaged, in which case replace in kind. Provide new perimeter
sealant at all windows.
8. Replace existing light fixtures with LEDs as described on the attached electrical sheets.
9. Provide ceiling fans CF-4 and CF-5 as described in base scope of work.
10. Replace six (6) deteriorated indoor hollow metal doors with aluminum doors to match those in base
scope of work. Replace two exterior hollow metal doors with new hollow metal doors with a 45 minute
fire resistance rating. Refer to base spec sections 08 1113 and 08 4313.
11. Demolish existing acoustic panels in natatorium. Inspect substrate and replace when deteriorated
(note: interior plywood is structural; replace in kind) and replace with Tectum Kerfed Wall Panels.
12. Repair epoxy coating at pool deck where damaged.
13. Refinish existing glulam beams.
14. Refinish existing bleachers.
15. Re-paint existing ductwork wherever exposed. Refer to Dry Fall paint in base spec 09 91235.

Per your request, Martin/Martin, Inc. completed a review of the existing Estes Park Community Center Pool
Building to evaluate the capacity of the roof framing, in order to support gravity load from the new roof and
to verify compliance with the International Existing Building Code (IEBC) 2015 Section 707.3.2. This section
states:
Where roofing materials are removed from more than 50% of the roof diaphragm or section of a
building located where the ultimate design wind speed, Vult, is greater than 115 mph or in a special wind
region, roof diaphragms, connections of the roof diaphragm to roof framing members, and roof-to-wall
connections shall be evaluated for the wind loads specified in the International Building Code, including wind
uplift. If the diaphragms and connections in their current condition are not capable of resisting at least 75%
of those wind loads, they shall be replaced or strengthened in accordance with the loads specified in the
International Building Code.
ASSUMPTIONS:
The following assumptions were made during our review:
A. The as-built construction is in substantial conformance with the original building structural
Construction Documents, entitled Estes Park Swimming Pool, dated August 28, 1985.
B. The as-built construction of structural decking, framing, and connections are not damaged or
deteriorated.
After the existing roofing is removed, the existing decking and plywood should be inspected for damage and
if found, brought to the attention of Martin/Martin, Inc for revised recommendations.

SUMMARY OF EXISTING CONDITIONS:
Per the Town of Estes Park Building Code requirements, a building in Risk Category III has a wind speed, Vult,
of 190 mph. Because preliminary documents provided by Ohlson Lavoie Collaborative show the roofing and
insulation being replaced on more than 50% of the roof, this analysis is required by the 2015 IEBC.
Under the 2012 International Building Code (IBC), conformance with the IEBC was optional, whereas with
the 2015 IBC, which is currently adopted by the Town of Estes Park, conformance to the 2015 IEBC is
required. The intent of this code provision is that during re-roofing operations, while the roofing is removed,
there is an excellent opportunity to strengthen older roof diaphragms that are less safe than comparable
buildings designed under current building codes. The existing building was designed under the 1982 Uniform
Building Code (UBC) which was released prior to the front range and mountains of Colorado being
designated as special wind regions. The current code wind speeds were adopted based on wind studies
performed by Cermak Peterka Petersen, Inc. in 2013, as recommended by the Structural Engineer’s
Association of Colorado, and significantly increase the design wind load over what was required in the 1982
UBC.
During our review of the existing building, we have verified that the new roofing gravity loads do not
increase the forces in roof framing members by more than 5%. As stipulated in the IEBC, when member
forces are increased by less than 5% by a building alteration, no strengthening of building members is
required.
However, there are several roof diaphragm conditions that were not capable of resisting 75% of the current
wind design loads. The areas that do not meet this criterion are as follows:
Sloped Roofs (Between Grids 5-13/B-C, 1-2/C-G, & 3-13/D-F):
A. Nailing of plywood to roof joists for wind uplift
High Flat Roof (Between Grids 2-13/C-G):
A. Nailing of existing decking to existing glulam beams for wind uplift
B. Existing decking being used as a diaphragm (and diaphragm chord) to resist lateral wind loads
C. Connections of diaphragm to perimeter walls for transfer of lateral wind loads
D. Connections between popped-up center section of roof to remainder of the high flat roof
Lower Flat Roofs (Between Grids 3-13/G-H & 13-14/B-H):
A. Nailing of plywood to joists/trusses for wind uplift at building edges
B. Connections of diaphragms to perimeter walls
C. Existing plywood being used to resist diaphragm chord forces due to lateral wind loads
Each of these items will need to be addressed through a complete set of structural drawings showing the
modifications required to bring these components into compliance with the requirements of the current
building code.

SUMMARY OF REQUIRED MODIFICATIONS:
Sloped Roofs:
All plywood under the existing standing seam metal roof will require additional nailing to existing framing to
resist wind uplift.
High Flat Roof:
All existing wood roof decking will need to have new wood screws added to provide adequate connection of
the decking to the existing glulam beams to resist wind uplift. New 5/8” plywood sheathing will need to be
placed over the existing decking and fastened with 10d nails at a tight spacing to meet diaphragm
requirements. Care will be required not to over-drive nails, as nails projecting into the building below
decking will not be permitted. Light gauge metal straps will be installed on top of the new plywood along
existing Grids C, D, F, & G to meet diaphragm chord requirements. Additional clips will be needed between
the diaphragm and the perimeter walls, as well as between the diaphragm and the center pop-up roof to
provide adequate lateral load transfer to the perimeter walls.
Lower Flat Roofs:
Based on our knowledge of Adolfson & Peterson’s anticipated construction plan, the existing 5/8” plywood
on the low roof portion north of existing Grid line G will be removed to aid in the existing roof strengthening
required due to new snowdrift loads imposed by the new community center building which is already
included in the current Construction Documents. At these locations, new bolts will need to be drilled
between the existing wood sill and the concrete masonry walls. The removed plywood will be replaced with
new 5/8” plywood sheathing with 32/16 min span rating. Required nailing will be shown on the construction
drawings. Additional clips between the diaphragm and the wood framed wall along existing Grid line G will
be required to provide adequate lateral load transfer to the wall. Light gauge metal straps will need to be
installed on top of the new plywood along existing Grid line G and at masonry control joints along existing
Grid H to meet diaphragm chord requirements.
Based on our review, existing plywood will also need to be removed adjacent to existing Grid line 14 to allow
new bolts to be drilled between the existing wood sills and the concrete masonry walls to provide adequate
lateral load transfer to the perimeter wall. Light gauge metal straps will need to be installed on top of the
new plywood at masonry control joints along existing Grid line 14 as well as on top of the existing plywood
along existing Grid line 13 to meet diaphragm chord requirements. Additional clips between the diaphragm
and the wood framed shear wall along existing Grid line 13 will also be required to provide adequate lateral
load transfer to the wall.
At all low roofs within 7’ of a building edge, additional nails from the plywood to roof framing will be
required to resist wind uplift.

the available documents at the time of this report. No invasive testing or inspections were performed.
Martin/Martin, Inc. does not accept responsibility for the structural or material deficiencies not evident
during an observation of this type. No warranty, either express or implied, is given regarding any general or
specific conditions as they may affect Estes Park Swimming Pool Building. Except for the noted items above,
Martin/Martin, Inc. did not perform an in-depth review of the original structural design for code compliance.

CIRCUIT CONTINUITY TO ALL EXISTING DEVICES THAT ARE TO REMAIN. EC SHALL REMOVE, RELOCATE, AND/OR REWORK ANY CONDUIT AND
WIRING TO FACILITATE THE NEW CONSTRUCTION SCOPE OF WORK. FOR A LUMINAIRES THAT ARE EXISTING TO REMAIN OR EXISTING TO BE
RELOCATED, EC SHALL CLEAN LENSES AND REPLACE ALL EXTINGUISHED LAMPS, UON.
9 THE CONTRACTOR SHALL CAREFULLY EXAMINE THE CONTRACT DOCUMENTS, VISIT THE SITE, AND THOROUGHLY BECOME FAMILIAR WITH THE
BUILDING STANDARDS AND LOCAL CONDITIONS RELATING TO THE WORK. FAILURE TO DO SO WILL NOT RELIEVE THE CONTRACTOR OF THE
OBLIGATIONS OF THE CONTRACT.
10 ALL MATERIALS, AND EQUIPMENT SHALL BE ERECTED, INSTALLED, CONNECTED, CLEANED, ADJUSTED, TESTED, CONDITIONED, AND PLACED IN
SERVICE IN ACCORDANCE WITH THE MANUFACTURER'S DIRECTIONS AND RECOMMENDATIONS.
11 ALL CUTTING, DRILLING AND PATCHING OF MASONRY, STEEL OR IRON WORK BELONGING TO THE BUILDING MUST BE DONE BY THIS CONTRACTOR
IN ORDER THAT HIS WORK MAY BE PROPERLY INSTALLED, BUT UNDER NO CONDITIONS MAY STRUCTURAL WORK BE CUT, EXCEPT AT THE
DIRECTION OF THE ARCHITECT-DESIGNER OR THEIR REPRESENTATIVE.
12 SHOP DRAWINGS SHALL INCLUDE MANUFACTURER'S NAMES, CATALOG NUMBERS, CUTS, DIAGRAMS AND OTHER SUCH DESCRIPTIVE DATA AS MAY
BE REQUIRED TO IDENTIFY AND REVIEW THE EQUIPMENT. SUBMITTALS SHALL BE IN LOGICAL GROUPS, FOR EXAMPLE, ALL LIGHTING FIXTURES,
PARTIAL SUBMITTALS WILL NOT BE REVIEWED.
13 ALL MATERIAL, EQUIPMENT, WIRING DEVICES, ETC. SHALL BE NEW, UNLESS SPECIFICALLY INDICATED AS EXISTING TO BE REUSED.
14 DO NOT SHARE NEUTRAL CONDUCTORS FOR MULTIWIRE BRANCH CIRCUITS. WHERE THE E.C. PROPOSES THE USE OF SHARED NEUTRAL
CONDUCTORS OR SHARED NEUTRAL CONDUCTORS ARE REQUIRED (SUCH AS POWERED FURNITURE SYSTEMS), HANDLE TIES SHALL BE PROVIDED
ON THE CIRCUIT BREAKERS, WITH SHARED NEUTRALS, SUCH THAT IT WILL SIMULTANEOUSLY DISCONNECT ALL UNGROUNDED CONDUCTORS. ALL
HANDLE TIES ARE REQUIRED TO BE INDICATED ON THE PANELBOARD SHOP DRAWINGS.
15 SHOULD ACTUAL FIELD CONDITIONS REQUIRE INDICATED CIRCUIT DESIGNATIONS TO VARY, INDICATE THE CIRCUIT NUMBER USED ON THE
"AS-BUILT" DRAWINGS.
16 ALL SERVICE EQUIPMENT (OTHER THAN IN DWELLING UNITS) SHALL BE LEGIBLY MARKED IN THE FIELD BY THE ELECTRICAL CONTRACTOR WITH
THE MAXIMUM AVAILABLE FAULT CURRENT AS INDICATED WITHIN THESE DOCUMENTS. THE FIELD MARKING(S) SHALL COMPLY WITH ELECTRICAL
SPECIFICATIONS FOR READABILITY AND DURABILITY.
17 ALL NEW CIRCUITS SHALL HAVE A GROUND WIRE INSTALLED.

ACOUSTICAL WALL TREATMENT
(CEMENTITIOUS WOOD FIBER WALL PANELS)
PART 1 GENERAL
1.01 SUMMARY
A. Section Includes: Cementitious wood fiber plank acoustical wall panel system and installation accessories.
1.02 REFERENCES
A. ASTM International:
1. ASTM C635 Standard Specification for the Manufacture, Performance, and Testing of Metal Suspension Systems for
Acoustical Tile and Lay-in Panel Ceilings.
2. ASTM E84 Standard Test Method for Surface Burning Characteristics of Building Materials.
3. ASTM E1264 Standard Classification for Acoustical Ceiling Products.
B. Ceilings and Interior Systems Construction Association (CISCA):
1. CISCA Code of Practices.
1.03 SYSTEM DESCRIPTION
A. Performance Requirements:
1. Provide acoustical wall panel assembly designed and tested to provide surface burning characteristics (ASTM E84) as
follows:
a. Flamespread: 0.
b. Smoke Developed: 0.
2. Provide acoustical wall panel system which has been manufactured, fabricated and installed to provide Noise
Reduction Coefficient (NRC) rating as follows:
a. NRC rating minimum 0.40.
1.04 SUBMITTALS
A. General: Submit listed submittals in accordance with Conditions of the Contract and Division 1 Submittal Procedures
Section.
B. Product Data: Submit manufacturer’s product data and installation instructions.
1. Recommended procedures for normal cleaning and removal of stains including precautions in use of cleaning
materials that may be detrimental to surfaces.
C. Samples: Submit selection and verification samples: [6 inch × 6 inch (152 × 152 mm) sample for each wall panel unit
required, showing full range of exposed texture to be expected in completed work] [And] [One 8 inch × 10 inch (203 × 254
mm) sample for each fabric color is available.].
D. Quality Assurance/Control Submittals: Submit the following:
1. Test Reports: Upon request, submit certified test reports from recognized test laboratories.
2. Certificates: Submit manufacturer’s certificate that products meet or exceed specified requirements.
1.05 QUALITY ASSURANCE
A. Installer Qualifications: Utilize an installer having demonstrated experience on projects of similar size and complexity.
B. Regulatory Requirements and Approvals: [Comply with requirements below.] [Specify applicable requirements of regulatory
agencies.].
1. International Code Council (ICC):
a. ICC-ES Evaluation Report ESR-1112.
1.06 DELIVERY, STORAGE & HANDLING
A. General: Comply with Division 1 Product Requirement Section.
B. Storage and Protection: Store materials protected from exposure to harmful environmental conditions and at temperature
and humidity conditions recommended by the manufacturer.
1. Prevent soiling, physical damage or wetting.
2. Store cartons open at each end to stabilize moisture content and temperature.
1.07 PROJECT/SITE CONDITIONS
A. Environmental Requirements:
1. Do not install acoustical panels until building is closed in and HVAC system is operational.
2. Locate materials onsite at least 24 hours before beginning installation to allow materials to reach temperature and
moisture content equilibrium.
3. Maintain the following conditions in areas where acoustical materials are to be installed 24 hours before, during and
after installation:
a. Relative Humidity: 65 - 75%.
b. Uniform Temperature: 55 - 70 degrees F (13 - 21 degrees C).
1.08 MAINTENANCE
A. Extra Materials: Provide [A recommended percentage of] [Specify percentage.] additional material for use by owner in
building maintenance and repair.
B. Provide new unopened cartons of extra materials, packaged with protective covering for storage, identified with appropriate
labels.
PART 2 PRODUCTS
2.01 ACOUSTICAL WALL PANEL SYSTEM

c. Edge: Long edge beveled.

PART 3 EXECUTION
3.01 MANUFACTURER’S INSTRUCTIONS
A. Comply with the instructions and recommendations of the acoustical wall panel system manufacturer.
B. Install materials in accordance with governing regulations, fire resistance rating requirements and industry standards
applicable to work.
1. Comply with CISCA Code of Practices.
3.02 EXAMINATION
A. Site Verification of Conditions:
1. Examine surfaces scheduled to receive suspended or directly attached acoustical units for unevenness, irregularities
and dampness that would affect quality and execution of work.
2. Do not proceed with installation of wall panel system until unacceptable conditions are corrected.
3.03 INSTALLATION
A. Screw head to be flush with panel surface.
B. Securely affix wall panels by means of splines attached vertically to smooth wall or furring strips. Engage vertical kerfs on
the edges of the wall panels with splines. Apply adhesive or use Velcro hook and loop fastening where necessary.
C. Cover field cut edges by means of trim or other moldings.
3.04 CLEANING
A. Clean exposed surfaces of acoustical panel, trim, moldings and suspension members to comply with manufacturer’s
instructions for cleaning.
B. Touch up any minor finish damage.
C. Remove and replace work that cannot be successfully cleaned and repaired to permanently eliminate evidence of damage.
3.05 PROTECTION
A. Protect installed work from damage due to subsequent construction activity, including temperature and humidity limitations
and dust control, so that the work will be without damage and deterioration at the time of acceptance by the Owner.
