The Kitchen addition includes cabinetry, a 2- compartment sink, a refrigerator, a dishwasher, an induction cooktop, and a microwave oven. It does not include a fuel burning stove or conventional oven. To accommodate the addition, on opening for one door is added to the east wall of the garage, entailing approximately 22 sf of wall demolition. Existing siding, trim, downspouts and gutters will be removed from the exterior of the house where the addition is to be constructed. Approximately 50 sf of roof eave, fascia and soffit will be removed to accommodate the addition. 22 sf of interior wall finishes is to be demolished. This does not trigger hazardous materials investigation and abatement requirements. Refer to General Note #9 to the left. Additional demolition includes exterior siding. The new conditioned space is heated and cooled by a wall-mounted package unit high on the interior wall above door #5. The project also includes a new gas stove near the northwest corner of the addition. 1. Do not scale drawings for dimensions. Dimensions are typically to face of masonry or concrete and face of framing member, unless otherwise noted. 2. Clean-up of rubbish and debris resulting from work shall be collected regularly from project site and legally disposed of. 3. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. 4. The Contractor shall obtain all necessary permits to complete the proposed work and shall comply with all local, state, and federal regulations. 5. All materials and construction shall be completed in accordance with the requirements of Town of Estes Park and the 2015 IRC. 6. Provide shoring, temporary bracing, barricades and other measures as necessary to ensure a safe building construction site. 7. Portable fire extinguishers on wall brackets shall be provided and installed in accordance with the current International Fire Code and Fire Code Standard number 10-1. All portable fire extinguishers shall be 10 lb multi-purpose ABC type, manufactured by JL Industries or approved substitute. 8. Provide blocking in all walls as required for door stops, fixtures, accessories, cabinetry and shelving (including items by Owner) - verify locations with Architect/Owner prior to drywall. Blocking may be either 2x8 Douglas Fir lumber or 8" wide 24 ga galvanized steel strapping. 9. Asbestos and Lead containing materials shall be legally abated. Except as noted on the Drawings, minimum concrete protection for reinforcement shall be in accordance with ACI 318. e. Welded wire fabric shall conform to ASTM Specification A-185. ANCHOR BOLTS: Shall conform to ASTM F1554 Grade 36 with a min ½" diameter by 12" length. Anchor bolts shall be placed within 12" from building corners, concrete cold joints, and sill plates and shall be spaced at a maximum of 48" oc. FOUNDATION DESIGN: Design of individual and continuous footings is based on a maximum allowable bearing pressure of 2000 lbs per square foot (dead load plus full live load) placed on the undisturbed natural soils, compacted structural fill or native stone, below frost depth.
