The project entails... • the creation of an opening between the two building; • the creation of an opening between 124 and the yard south of 128 including an exterior mounted overhead door; and • The addition of decorative barrels to the north elevation of both buildings 124. The occupancy classification of the buildings remains as it is currently used, a combination of Groups M and B for 124 and Group M for 128. The extent of the remodel is small, scattered across the plan, and small enough to be considered an Alteration - Level 2 per the IEBC. A future phase of the project will improve restrooms for wheelchair accessibility, and add fire sprinklers as recommended by the Fire Marshal. General Notes 1. Provide temporary building and site barricades where and when necessary. 2. Provide temporary enclosure for security and weather resistance. 3. Asbestos abatement procedure shall be fully completed and signed off before any work may proceed by GC. 4. The Contractor shall be responsible for legally disposing of all removed items and materials not to be reused or returned to the Owner. 5. Contractor shall protect all adjacent improvements/properties from damage. Any disturbed areas shall be restored to a minimum of their original condition. 6. Conditions depicted on these drawings have been compiled from available information and must be verified with on-site conditions. Notify Architect of any discrepancies between these drawings and the actual conditions. Beginning of work by Contractors indicates acceptance of all readily visible existing conditions. 7. Coordinate all utility shut-off, security, and temporary weather protection with the Owner. Maintain access to non-work areas. Provide tenting, barricades, etc. to protect surrounding conditions to remain from construction activity. 8. Contractor shall clean-up work premises each day and thoroughly clean at completion of work. 9. The Electrical Contractor shall safely remove and terminate all boxes, wiring, conduits, lighting, devices, etc. in advance of general demolition. 10. Do not scale drawings for dimensions. Dimensions are typically to face of masonry or concrete and face of framing member, unless otherwise noted. 11. Contractors are responsible for all materials and quantities shown in these drawings graphically as well as those called for by note. 12. Interior Finishes must conform to IBC Chapter 8 requirements for minimum "Class C" having max flame spread of 200 and max smoke development of 450. Wood finishes shall not include flammable stains or varnishes. All liquor products shall be sold in individual, small, closed containers. 13. Field verify all rough openings and wall widths prior to fabrication and/or ordering of materials.
