There are two scopes of work for this project. The first is new and replacement elements in the crawlspace to improve structural bearing, reduce deflection and seasonal cracks in the house above. The second scope is the addition of a roof over a portion of the existing south deck. The addition does not increase building height and only slightly increases the horizontal extent of the house to the south. The foundation for new roof posts are upsized to accommodate future possible expansion of the house's conditioned space. This work does not affect the existing house's egress or thermal envelope. An existing exterior light fixture near the door is to be replaced and relocated to provide ambient up lighting into the new roof structure. All direct artificial light is to be captured by the new roof structure. As an alternate, the GC will provide pricing to the Owner to replace the concrete piers shown supporting the new roof posts with rectangular concrete foundations and footings with stone cap and veneer. FOUNDATION DESIGN: Design of individual and continuous footings is based on a maximum allowable bearing pressure of 2500 lbs per square foot (dead load plus full live load) placed on the undisturbed natural soils, compacted structural fill or native stone, below frost depth. CAST-IN-PLACE CONCRETE: a. All concrete design is based on the "Building Code Requirements for Reinforced Concrete" (ACI 318). b. All structural concrete shall have minimum 28-day compressive strengths as follows: Footings 3000 psi; slabs on grade 3500 psi. c. Concrete shall be proportioned utilizing Type 1/11 cement. Concrete susceptible to freezing shall be formulated for maximum frost resistance in accordance with "ACI Manual of Concrete Practice". d. Cold weather and/or hot weather concreting procedures shall be provided, if conditions warrant, as recommended by "ACI Manual of Concrete Practice". e. All anchor bolts shall be located at a minimum of 5 bolt diameters from concrete edge. Concrete footing and foundation shall have min frost protection of 30" to grade.
