BOX 1200, ESTES PARK CO. 80517 WWW.ESTES.ORG August 21, 2024 Nicholas Thomas 230 Cyteworth Road Estes Park, CO 80517 Attn: Nicholas Thomas, Owner Sent via email: NickDresellyThomas@gmail.com RE: Approval of 230 Cyteworth Road Conditional Use Permit for an ADU Dear Mr. Thomas, Please be advised that the Estes Park Planning Commission, at the public hearing held on August 20, 2024, voted to approve the Conditional Use Permit (CUP) request for an Accessory Dwelling Unit (ADU) at 230 Cyteworth Road. Approval is in accordance with the additional requirements for specific accessory uses permitted in the Residential zoning districts as prescribed in § 5.2.B.2.a. of the Estes Park Development Code (EPDC):  The ADU will be approximately 236 square feet and is below the size limit of 800 square feet.  The ADU will include the required amenities of private sanitary facilities, cooking and food storage, and sleeping area (studio).  One (1) off-street parking space will be provided.  The ADU shall not be used as a short-term rental nor rented for a period of less than thirty (30 days).  There will be no more than one (1) ADU on the lot.  The ADU will be integrated into the existing basement, resulting in little or no adverse impact to nearby land uses, public facilities and services, or the environment. Pursuant to § 3.16.C.1. of the EPDC, within one (1) year of approval the applicant shall apply for a building permit and commence construction or operation with regard to the Community Development Department Planning Division 970-577-3721 planning@estes.org 170 MACGREGOR AVE. This letter shall not constitute an exemption from zoning or other applicable regulations, and any development is subject to approval by any regulatory agency where required by regulation or statute.
