The proposed remodel of Building 500 is the first in a series of project to improve the property. Building 500 consists of 6 lower level and 6 upper level dwelling units. The rooms are to be extensively remodeled including new exterior wall insulation, new interior wall sheathing, new doors, new bathroom fixtures and new finishes. All electrical devices have been upgraded - no change to service. This project is classified as a Level-3 Alteration by the IEBC. The most significant code requirement of this remodel project is the addition for an NFPA 13R fire sprinkler system in Building 500 which will be extended in the future to serve buildings 400 and 600 as well. In connection with the sprinkler system, a new fire hydrant is to be installed on the site. See Sheet A2 for general arrangement. Civil drawings are to be submitted separately for site work in connection with this project. The existing domestic water service to the building is to be maintained - domestic water will not attach to the fire sprinkler system at this time. The existing motel buildings do not provide adequate handicap accessibility. This project adds two fully accessible dwelling units. One including a roll-in showers. With these units (and associated new parking), this building is in compliance. However, future remodeling of Building 400 will require a third accessible unit for complete site compliance.
