Do any site preparation for the project. Clarify dumpster access. Conduct a safety survey of the site to address any concerns the
project would present. Remove the existing roof covering to the roof deck and prepare the roof decking for new roofing material. If
rotten wood is discovered, it will be replaced at market pricing. Replace all roofing accessories such as vents, jacks, flashing, or drip
edge metals. Install new synthetic underlayment and roofing materials of customers' choice. Clean the job site for nails/ debris and
inspect the roof for proper completion.

HOW TO PREPARE FOR A NEW ROOF
1. Secure Fragile Items: Take down delicate objects like light fixtures, mirrors, pictures, and figurines from walls, ceilings,
and shelves. Items that aren't securely attached could fall. If unsure, it's better to remove them. Older plaster might show
minor cracks and small particles from the acoustical material might fall. However, we can't take responsibility for these
during the re -roofing process.
2. Clear Perimeter Area: Move items from around your house that could be hit by falling roofing material, such as cars,
boats, furniture, barbecues, and plants. Be cautious around your home once materials are on the roof, as roofing
materials could fall unexpectedly. We won't be responsible for any resulting damage.
3. Expect Noise: There will be continuous hammering for a few days, depending on your roofs size. You might consider
spending time away from your home while the work is ongoing.
4. Access and Electrical Setup: Ensure our trucks can reach your driveway and access electricity. If exterior plugs aren't
available, you can run an extension cord through a window or door. During the project, please avoid parking vehicles
near our trucks or in the garage due to construction debris. We won't cover vehicle damage during this time. Keep garage
doors closed.
5. Trimming Trees: If you have low -hanging branches over your roof, we might need to trim them to work efficiently. We'll
let you know if this is necessary, but you could also choose to have professionals trim trees before we begin.
6. Safety Reminder: Keep children and pets away from the work area to prevent accidents or injuries.
7. Dealing with Debris: Some small shingle parts and dirt might fall into the attic and garage through gaps in the plywood
or plank decking. Unfortunately, this can't be avoided. Protect your belongings by moving cars from the garage and
covering items susceptible to debris. We won't be responsible for damage or cleanup.
8. Post -Project Cleanup: After finishing the roofing job, our team will use a magnetic nail roller to sweep around your
house and driveway. We'll do our best to collect all nails. However, some hidden nails in grass or shrubbery might remain.
9. Satellite Dish and Antenna: We'll need to detach your satellite dish and/or antenna to replace shingles. We'll reinstall
them where they were removed, but sometimes re -aligning is necessary. We can't cover the costs associated with this.
10. Driveway Consideration: Trucks used for roofing are large and heavy, which could lead to cracks in concrete driveways
over time. If your driveway was properly constructed with industry standards in mind —correct backfill and tamping, 4"
thickness, and steel mesh reinforcement —it's unlikely our trucks will cause cracking. As we can't determine driveway
installation, we won't be responsible for driveway damage.
RESIDENTIAL PROPOSAL / CONTRACT
Roof Source LLC (hereinafter referred to as "Roof Source" or "Contractor'), proposes to perform and furnish the labor,
materials, insurance, supervision, equipment, and warranty (hereinafter, collectively referred to as the "Work") described herein.
EXCLUSIONS:
A. CONTRACT PRICE: Noted in subsequent contract pages
B. PAYMENT: Upon signing the Proposal/Contract, Owner shall pay Contractor a down payment in the amount of 50% of
the Contract Price for material costs and scheduling. The remaining amount of the Contract Price plus any additional charges for
extra or changed work will be due and invoiced upon Substantial Completion of the Work. Owner agrees to pay Contractor the
final balance per the invoice. In the case of termination by Owner after Contractor has ordered materials or mobilized to the
site, the Owner shall pay Contractor for all Work performed through the date of termination, for all materials ordered by the
Contractor that cannot be returned or used on another project, and for all demobilization costs.
C. TERMS AND CONDITIONS: The terms and conditions set forth on the following pages are a part of this
Proposal/Contract.
D. This Proposal is subject to revision or withdrawal by Contractor for any reason until communication of acceptance by
Owner/Customer, and may be revised after communication of acceptance where an inadvertent error by Contractor has
occurred. This Proposal expires twenty (20) days after the date stated above unless otherwise agreed if not earlier withdrawn.
ACCEPTANCE: The undersigned Owner/Customer hereby accepts this Proposal/Contract and, intending to be legally bound
hereby, agrees that this writing, including the terms and conditions and documents incorporated herein, shall be a binding
contract and shall constitute the entire contract upon execution of this Contract by Owner/Customer and Contractor.
COLORADO RIGHT TO REPAIR ACT - COLORADO CODE § 13-20-801 ET SEQ.
COLORADO LAW CONTAINS IMPORTANT REQUIREMENTS YOU MAY BE REQUIRED TO FOLLOW BEFORE YOU FILE A LAWSUIT OR
OTHER ACTION FOR DEFECTIVE CONSTRUCTION AGAINST THE CONTRACTOR WHO CONSTRUCTED, IMPROVED, OR REPAIRED
YOUR HOME. THERE ARE STRICT DEADLINES AND PROCEDURES UNDER STATE LAW, AND FAILURE TO FOLLOW THEM MAY
AFFECT YOUR ABILITY TO FILE A LAWSUIT OR OTHER ACTION.
PUBLIC IMPACT FOR PURPOSES OF CCPA
OWNER/CUSTOMER AGREES THAT THIS CONTRACT DOES NOT INVOLVE ANY ACTUAL OR POTENTIAL "PUBLIC IMPACT"
SIGNIFICANTLY IMPACTING THE PUBLIC AS ACTUAL OR POTENTIAL CONSUMERS FOR PURPOSES OF COLORADO CODE SECTION
§ 6-1-101, AND WAIVES ANY ARGUMENT OR CONTENTION TO THE CONTRARY.
COLORADO RESIDENTIAL ROOFING NOTICES - § 6-22-104 - § 6-22-105
IF OWNER/CUSTOMER PLANS TO USE THE PROCEEDS OF A PROPERTY AND CASUALTY INSURANCE POLICY TO PAY FOR THE
ROOFING WORK, OWNER/CUSTOMER MAY RESCIND THIS CONTRACT, PURSUANT TO C.R.S. § 6-22-104, WITHIN SEVENTY-TWO
(72) HOURS AFTER THE OWNER/CUSTOMER RECEIVES WRITTEN NOTICE FROM THE PROPERTY AND CASUALTY INSURER THAT
THE CLAIM FOR PAYMENT FOR ROOFING WORK ON THE RESIDENTIAL PROPERTY IS DENIED IN WHOLE OR IN PART. HOWEVER,
CONTRACTOR IS ENTITLED TO RETAIN PAYMENTS OR DEPOSITS TO COMPENSATE CONTRACTOR FOR ROOFING WORK
ACTUALLY PERFORMED IN A WORKMANLIKE MANNER CONSISTENT WITH STANDARD ROOFING INDUSTRY PRACTICES.
UNDER COLORADO LAW, THE OWNER MUST PAY APPLICABLE INSURANCE DEDUCTIBLES. CONTRACTOR CANNOT PAY, WAIVE,
REBATE, OR PROMISE TO PAY, WAIVE, OR REBATE ALL OR PART OF ANY INSURANCE DEDUCTIBLE APPLICABLE TO AN INSURANCE
CLAIM FOR PAYMENT FOR ROOFING WORK ON THE OWNER/CUSTOMER'S RESIDENTIAL PROPERTY.
TERMS AND CONDITIONS
1. Interest on Late Payments / Lien: Any funds owed and unpaid for more than 30 days are subject to interest of two
percent (2%) per month on the unpaid balance, or the interest allowed by applicable law, whichever is lesser. If Owner fails to
timely make payment, Contractor may, in accordance with applicable law, file a lien on Owner's Property for amounts due and
unpaid.
2. Right to Stop Work: The failure of Owner to make proper payment to Contractor when due shall constitute a material
breach and, in addition to all other rights, Contractor shall be entitled to suspend all Work and shipments until payment of the
amount owing is made. The Contract Price shall be increased by the amount of Contractor's reasonable costs of shut -down,
delay, and start-up.
3. Work Standards: Contractor shall perform the Work in a good and workmanlike manner in accordance with the applicable
specifications and industry standards.
4. Damages and Delays/Force Majeure: Contractor will not be responsible for damage or delay to Contractor's Work by any
reason beyond Contractor's control, including but not limited to loss, damage, or delay caused by Acts of God, epidemics,
pandemics, quarantines, disruption in supply chains, failure or delay of transportation, shortage of or inability to obtain
materials or equipment or labor, accidents, flood, fire, adverse weather conditions, vandalism, regulation, lockouts, alterations
to the roof system by others, installation of materials or equipment or fixtures on the roof system by others, or changes in the
Work.
5. Materials: Contractor shall provide necessary labor, materials to complete the Work as specified. Contractor shall not be
liable for any defects which are characteristic to the particular materials such as cracks, splits, and shrinkage or warping of wood
or lumber.
6. Labor and Material Cost Escalation: Roofing materials and labor are sometimes subject to unusual price volatility due to
conditions that are beyond the control or anticipation of Contractor. If there is an increase in labor rates and/or the price of
specified roofing products between the date of Contractor's Proposal and the time when the Work is to be performed, the
Contract Price shall be increased to reflect the additional cost to Contractor, upon submittal of written documentation and
advance notice and approval by Owner.
7. Changes in Contract: Owner hereby acknowledges that any changes requested by Owner and approved by Contractor
pursuant to this section of this Agreement are not included in the Contract Price and shall be billed to the Owner as extra work.
Unless otherwise noted in this Contract, the Contract Price does not include removing or replacing fascia, trim, sheathing,
rafters, structural members, siding, masonry, or damaged/rotten roof decking.
8. Lead Paint and Asbestos: The Contract Price is based upon the Work to be performed by Contractor not involving and the
Contractor not encountering lead paint, toxic, or asbestos -containing materials. In the event that such materials are
encountered, Contractor shall be entitled to reasonable compensation for additional expenses due to lead paint, toxic, or
asbestos -containing materials.
9. Tear -Off & Possible Damage: Owner acknowledges that the removal of existing roofing materials and installation of new
roofing materials often disturbs and vibrates the building and may cause dust or debris to fall into the interior. The debris and
noise generated from this Work and related procedures may cause damage, which is normal construction wear and tear, and
may include, but is not limited to, interior wall cracks, flaking of wall paint, debris falling into an attic, disturbance to shrubbery
and lawns, small divots in the driveway from equipment such as roll -off trash containers and dump truck, and/or damage to
items beneath the roof system such as vents, insulation in the attic space, and pipe connections. Contractor shall not be
responsible for disturbance, damage, clean-up, or loss to property that was not removed or protected prior to commencement
of roofing operations.
10. Gutters and Downspouts: If gutters and/or downspouts are to be removed to facilitate a re -roof, Contractor shall not be
held responsible for damage caused by removal and/or re -installation of gutters and/or downspouts.
11. Drainage: Contractor is not responsible for adequacy of drainage or ponding of water on the roof.
12. Industry Standards: All materials and work shall be furnished in accordance with normal industry tolerances for color,
variation, thickness, size, weight, amount, finish, texture, and performance standards.
13. Oil -canning: Metal roofing and especially lengthy flat -span sheet -metal panels often will exhibit waviness, commonly
referred to as "oil -canning." The degree of oil -canning and the appearance of the panels will vary depending on factors such as
the length and color of the panels, alloy, gauge, galvanizing process, substrate condition, and exposure to sunlight. Oil -canning
pertains to aesthetics and not the performance of the panels and is not controlled by the roofing performed by Contractor.
Contractor is not responsible for oil -canning or aesthetics. Oil -canning shall not be grounds to withhold payment or reject
panels of the type specified.
14. Structural Conditions: Contractor assumes no responsibility for structural integrity of the roof deck or the building on
which the roofing is to be installed. Owner represents all structures to be in sound condition capable of withstanding normal
roofing construction and operations. Contractor is not liable for any ponding of water or improper drainage due to incorrect
sloping of existing roof structure or roof structure problems that could cause sagging or unevenness in existing roof deck.
15. Warranty: The Contractor's 3-Year Limited Roof Warranty ("Warranty") shall become effective upon completion of the Work.
The Warranty shall be void in the event Contractor is not paid in full. Contractor's Warranty is only effective if gutters are
properly cleaned/maintained. A copy of Contractor's Warranty is attached or, if not, will be furnished upon request. Normal
maintenance and care of Work installed is the Owner's responsibility. THERE ARE NO WARRANTIES FROM CONTRACTOR THAT
EXTEND BEYOND THE DESCRIPTION CONTAINED HEREIN. IF ANY WARRANTIES OTHER THAN THOSE REFERENCED HEREIN
ARISE BY OPERATION OF LAW, THEY ARE LIMITED TO THE DURATION OF THIS WRITTEN WARRANTY. ALL OTHER
WARRANTIES ARE EXPRESSLY EXCLUDED AND DISCLAIMED. CONTRACTOR SHALL NOT BE LIABLE FOR SPECIAL, PUNITIVE,
INCIDENTAL OR CONSEQUENTIAL DAMAGES. In addition, for the Warranty to be effective against Contractor or any other
party: (1) Owner must provide written notice, by certified mail, to Contractor within five (5) days of discovering any roof leak or
defect or failure of the Work performed; and (2) the Work performed by Contractor must not have in any way been altered or
repaired by Owner or any third party. The acceptance of this Proposal/Contract by the Owner signifies Owner's agreement that
the Contractor's Warranty is the exclusive remedy against Contractor pertaining to the roofing work.
16. Entire Agreement: This Contract constitutes the entire agreement between the Parties. No other representations or
agreements, oral or written, regarding the Work to be performed under this Contract exists between the parties.
17. Arbitration: If a dispute arises between Contractor and Owner with respect to any matters or questions arising out of or
relating to this Contract, such dispute shall be decided by arbitration administered by and in accordance with the Construction
Industry Arbitration Rules of the American Arbitration Association. Judgment may be entered upon an award in any court having
jurisdiction thereof. Collection matters may be handled through arbitration or litigation at the election of Contractor.

Roof Source, LLC ("COMPANY") hereby warrants, subject to the terms and conditions set forth herein, that, for a period of three (3)
years from the date of completion, COMPANY will, at no cost to Owner, make all repairs to leaks in the roofing and flashing installed
by COMPANY which result from defects in workmanship applied by or through COMPANY. COMPANY shall, within the warranty
period and during normal working hours, inspect and furnish the labor and materials to repair leaks covered under this Limited Warranty
at no cost to Owner.
This Limited Warranty is made under and subject to the following terms and conditions:
I. Tn order for this Limited Warranty to be effective, the Owner must first notify COMPANY of any repairs required under this Limited
Warranty. Notice may be given orally, but in order to pursue any claim that COMPANY has not honored this Limited Warranty,
notification of a leak must be given to COMPANY in writing at the address shown above within five (5) days after a leak is
experienced. COMPANY shall make repairs as soon as practicable upon notification of reported defects.
2. This Limited Warranty does not extend, and COMPANY shall not be responsible for, leaks caused by: (1) abuse, misuse, lack of
maintenance, vandalism, accident, or negligence in maintaining the roof by any person other than COMPANY; (2) lightning, hail,
wind, storm, acid rain, thermal shock, ice storm, or other Acts of God; (3) other building components or structural elements of the
building, including cracking, structural movement, settlement, deflection, dry rot, deterioration or decomposition of walls or
foundation, or the roof deck, or substrate; (4) faulty vents, equipment supports, skylights, chimneys, and other penetrations of the
roof work and edge conditions, unless such work was performed by COMPANY; (5) service to or maintenance of any roof top
equipment or traffic of any nature on the roof; (6) acts or omissions of other trades or contractors; (7) movement of metal work; (8)
ponding of water; (9) discharge or spill of oils, greases, solvents, or chemicals upon the roof surface; (10) damage caused by insects,
birds, or animals; (11) water entry through other building components; (12) penetration of the roofing from beneath by nails or
other building materials; (13) blockage of roof drains or gutters; or (14) ice dams. If, during the term of this Limited Warranty, the
subject property is exposed to earthquakes, tornadoes, or hurricanes, the Limited Warranty will be void and cancelled.
3. If, after inspection, COMPANY determines that repair work is necessary due to one of the causes mentioned in Paragraph 2 above
or some other reason other than a defect in workmanship applied by or through COMPANY, COMPANY shall notify the Owner
and give to the Owner an estimated cost to perform the work required.
4. No work shall be done on said roof, including, but without limitation, openings made for flues, vents, drains, braces, railings,
satellite dishes, antennae, or other equipment fastened to or set on the roof, and no repairs or alterations shall be made to the roof
or flashings, unless COMPANY shall be first notified and be given the opportunity, at the expense of the owner, to make the
necessary roofing application thereto. Failure to observe this condition shall render this Limited Warranty null and void.
5. COMPANY shall not be liable or responsible in any respect for any loss or damage resulting from the failure to perform the services
as herein provided when such failure is caused by fire, flood, strike, or any other cause which is unavoidable or beyond the control
of COMPANY.
6. Nothing in this Limited Warranty shall render COMPANY liable in any respect for any damage to the Owner's building, or any
components or contents thereof, mold, mildew, or interruption of any business conducted in the building. It is the responsibility of
the Owner to inspect ceilings and overhangs periodically for signs of leakage and to report promptly to COMPANY any such
leakage.
COMPANY SHALL NOT BE LIABLE FOR ANY SPECIAL, PUNITIVE, INCIDENTAL, OR CONSEQUENTIAL
DAMAGES.

7. This Limited Warranty is intended solely for the benefit of the Owner named above and is not transferable or assignable by the
Owner without the express written consent of COMPANY.
8. This Limited Warranty shall not be effective and COMPANY shall not be obligated to make repairs under this Limited Warranty
unless all bills for installation, supplies, repairs, or service in connection with the roofing system covered by this Limited Warranty
have been paid in full.
9. COMPANY's obligation to make repairs to leaks resulting from a deficiency in workmanship during the term of this Limited
Warranty is its sole and exclusive obligation to Owner and Owner's exclusive remedy against COMPANY. COMPANY shall have
no obligation with respect to the roof upon expiration of the Limited Warranty period set forth above. This Limited Warranty is
not a maintenance contract.
10. Any claim alleging any breach of this Limited Warranty or any other claim against COMPANY shall be resolved through arbitration
in accordance with the Construction Industry Arbitration Rules of the American Arbitration Association or such other arbitration
procedure as the parties may agree and must be initiated no later than one year after the claim arose and in no event later than one
year after expiration of this Limited Warranty. The parties' initials below indicate their agreement to this arbitration provision.
THERE ARE NO WARRANTIES FROM COMPANY THAT EXTEND BEYOND THE DESCRIPTION CONTAINED
HEREIN. IF ANY WARRANTIES OTHER THAN THOSE REFERENCED HEREIN ARISE BY OPERATION OF LAW,
THEY ARE LIMITED TO THE DURATION OF THIS WRITTEN WARRANTY OR THE DURATION OF THE
APPLICABLE STATUTE OF LIMITATIONS, WHICHEVER IS SHORTER. ALL OTHER WARRANTIES ARE
EXPRESSLY EXCLUDED AND DISCLAIMED.

After the July 2022 hail, we initially worked
with a different roofing company to fix the
extensive repairs our home needed. The
company got no where in 3 months so we
called up Roof Source after seeing how
quickly and cleanly they were doing roofs
for several of our neighbors. In a short
amount of time Preston from Roof Source
had our insurance claim settled,
siding/garage doors/gutters/roof repaired
or replaced, and the job was done! Preston
wasted no time, worked with our insurance
company, and made efficient and tidy work
of the job.

Through our remodel and addition to our
home we worked with many different sub
contractors. Of all the subs involved in the
project it was our roofing contractors that
set the high bar for the job. If every
contractor had the work ethic and goal for
quality like the fellas from Roof Source have
our project would have been so much more
enjoyable and timely. It's a breath of fresh air
