Toilets & Lavatories shall be provided
with a min. of 21 inches in front each
fixture - each side of Toilets shall have
15 inches from the center line of the
toilet and any sidewall or other
obstructions.
Bathtubs shall be equipped with
a waste and overflow outlet
Walls above bathtubs that have a
wall-mounted showerhead shall be
finished 72 inches above the floor with
non-absorbent material. (R307.2)
M1505.2 - Exhaust Air from
bathrooms, toilet rooms & kitchens
shall not be recirculated within the
residence or other dwelling units and
be exhausted directly outside - but
shall not prohibit ductless range
hoods per exception of M1505.3
Dryer Vent to be Run to the
outside, Min 3' away from any
intake. If run greater than 35', with
code assigned distances for
elbows, a label is required within 6'
of dryer vent
Appliance and all Equipment
Vent Terminations shall be per
manufacturers specifications
Water Hammer Arrestors are to
be used on all appliances with
quick closing valves
Glazing installed in hazardous locations as
defined in Section R308.4 shall be Safety Glass
Do not remove Manufacturers stickers on
windows until after all final inspections
Fall Protection is required where applicable
(R312) - Windows that are operable at 6'
above grade with sill height lower than 24"
Glazing in walls containing or facing hot
tubs, spas, bathtubs, showers, indoor or
outdoor pools where the bottom exposed
edge of glazing is less than 60" vertically
above any standing or walking surface -
shall be safety glazing (R308.4.5)
SCOPE OF WORK DESCRIPTION:
1. Foundation widened and strengthened,
2. insulation etc Brought up to 2021 code (using
spray foam and seamless 1" on walls and roof),
3. gas removed from home and 400amp panel
added,
4. quarter of roof popped for loft space,
5. area under previously permitted deck enclosed
to add to envelope for more space.
6. 3 story spiral staircase connects the levels,
7. we are leaving 220sqft of the 615sqft area
basement Unfinished at this time.
2021 PRESCRIPTIVE INSULATION VALUES:
SLAB EDGE = R-10 for 4 ft.
BASEMENT = R-15 continuous or R19 cavity fill or R-13 cavity+ R-5 continuous
FLOOR = R-30
WALLS = R-30 or R-20 cav.+R-5 cont. or R13+R10 cont.
ATTIC/CEILING = R-60
FENESTRATION U-FACTOR VALUE:
WINDOW = 0.30
Perscriptive paths must follow all Mandatory requirements
in Section R401 through R404 of the 2021 IECC
Issuance of a permit or approval of these
construction documents shall not be
construed to be a permit for, or an
approval of, any violation of any of the
provisions of the adopted codes or of
other ordinances of this jurisdiction.
A permit presuming to give authority to
violate or cancel the provisions of these
codes shall be invalid. R105.4

R311.7.10.1 Spiral stairways. The clear width at and
below the handrails at spiral stairways shall be not less
than 26 inches (660 mm) and the walkline radius shall
be not greater than 241/2 inches (622 mm). Each tread
shall have a depth of not less than 63/4 inches (171 mm)
at the walkline. Treads shall be identical, and the rise
shall be not more than 91/2 inches (241 mm). Headroom
shall be not less than 6 feet 6 inches (1982 mm).

The loft area has 2/x10s 16 on center with 5” of spray foam insulation and zip panels above
for the ceiling.
Walls are 2x6 double top plate all the way around, with fully packed studs (5-6 studs each) in
the corners.
Floors are 2x10 16 on center.
Everything has the proper Simpson ties, voice hangers, SD screws, and we’ve even added
strapping though its unnecessary for this.
