MINIMUM SITE PLAN SPECIFICATIONS
Required information must be provided and verified by checking the appropriate review box, Incomplete
submittals may not be accepted and will delay the review process unless specifically waived by a Building
Official or Planner. Plans that have been marked in red will not be accepted, Four identical site plans and
2 identical sets of building plans are required to be submitted.

B. Identify scale used (Scale must be 1"=20' or larger).
Maximum paper size accepted is 24" X 36".
C. Directional Designation (North Arrow).
D. Dimension of plat & all property lines (Front, Rear,
& Side Yards.
E. Location & dimensions of all buildings on the lot
(Footprints).
F. Show all existing & proposed easements.
G. Identify all existing Utility Mains; show location &
the proposed service taps.
Note: Utility connections within a street shall be close
enough together to create only one patch, yet meet the
minimum separation per utility. Existing streets will be
cut at a 90 degree angle for connections & road patch.
H. Names of all adjacent roads.
Show proposed driveway layout, proposed paved
width of driveway, & its connection to the road,
using a 10' radius on each side.
If applicable, note existing roadside drainage
conditions on your plans.
I. Arrow showing proposed drainage direction(s) and
indicate amount of cut and/or fill.
J. Structures over 25' in height from existing grade must
provide existing & proposed contours.
K. All lots platted after February 1, 2000 require grading
& drainage plans detailing existing and final grading,
elevations at corners, & top of foundation elevations,
flow lines.
L. Activity in a floodplain requires a Floodplain Devel-
opment Permit to be submitted with the Permit Appli-
cation. Applicants that suspect that the property is in a
floodplain should contact Will Birchfield, 577-3728.

contractor.
2. Roof Coverings. R905.2.7.1 Ice protection.ln areas where the
average daily temperature in January is 25°F (-4°C) or less or when
Table R301.2(1) criteria so designates, an ice baffler that consists of a
least two layers of underlayment cemented together or of a
self -adhering polymer modified bitumen sheet, shall be used in lieu of
normal underlayment and extend from the eave's edge to a point at
least 36 inches .

Comments: Construction activity shall not result in or contribute to soil erosion or
sedimentation and must not interfere with any existing drainage course
in such a manner as to cause damage to any adjacent property or
result in the deposition of debris or sediment on any public ways, must
not present any hazard to any persons or property, and must have no

development of the watershed.
Per EVDC 7.9, all new exterior lighting shall be shielded and directed
downward.

Please Read Instructions Carefully
1. Request inspections ONLY at 577-3731. Inspections may be requested at anytime. The .following information is
necessary to schedule an inspection: 1) job address; 2) permit number; 3) type of inspection(s); 4) All inspections
must be called in on the "Inspection Line" by 4:00, p.m.. the preceding work day.
2. This card and the permit must be posted on the job site for all inspections.
3. Town approved plans must be on the job site for all inspections.
4. Work shall not proceed until the inspector has approved the necessary inspection. Unauthorized construction may
result in material removal.
5. Permits will become null and void if the authorized work is not ready for the first inspection within180 days of the
permit issue date, or if more than 180 days elapses between inspections.
6. A re -inspection fee may be assessed when: 1) Inspection card and .permit card are not posted; 2) The approved plans
are not available; 3) Access to the site is not provided for the inspector; 4) Inspections are requested prior to the work
being ready; 5) Previous corrections are not properly made. Additional inspections will not be made until re -
inspection fees are paid and the receipt is with this inspection card.
7. Setback and footing inspections will not be performed by the Town unless all lot corners are clearly staked or
provide a stamped letter from a professional land surveyor / engineer certifying setbacks,
8. All concrete reinforcing steel must be in place before inspections are performed.
9. The appropriate sanitation district must be contacted to make taps and "sewer service line" inspections of all under
ground plumbing outside of buildings.
10. The Town Water Department .must be contacted (586-3608) to make water taps and service line inspections.
11. Electrical permits and inspections are provided by the State (577-3589).
12. Twenty—four (24) hours notice is required from time of final inspection approval to issuance of a Certificate of
Occupancy (C.O.), Failure to request final inspections and meet all permit conditions will prohibit the issuance of a
C.O. All fees must be paid prior to requesting final inspections, including contractor licensing. Do not call for a
final inspection until an approved contractor affidavit has been approved by the Municipal Clerk.

AS a17.1- 2000 and in accordance with the National A.ssociation of
Elevator Safety Authority.
