Are you removing soffit or gable vents from the existing roof that may impact its ventilation? Sheet 3 - Foundation Plan: 1. Will the interior pad have reinforcing? Sheet 3 -Cross Section: 1. Where the new foundation wall is meeting the existing exterior basement wall a note calls for flashing or vapor barrier next to framing. Can you clarify this detail? Will you be pouring the foundation wall up to existing framing? 2. Will crawl space be conditioned or unconditioned? if unconditioned, provide location of ventilation in foundation wall per R408.2 and under floor insulation minimum of R-25. if conditioned provide detail for compliance with R408.2 Exception #5 which requires the ground surface to be covered with an approved vapor retarder material, minimum wall insulation type & R-value R-10 and how the space will be supplied with conditioned air in order to be a conditioned space. I am allowing the use of 9-Y2" RFPI's in the Floor Framing, as opposed to the 11-7/8" RFPI's originally specified on the plans. This change is adequate, as these joists are only spanning 9 feet with the use of the option calling for a center beam.
