The proposed additions illustrated herein add approximately 43% more floor space and approximately 3.8x as much deck area. The northwest addition includes a new Laundry room on the main level and a third Bedroom on the upper level. The east addition expands the Kitchen and Dining rooms on the main level and expands two Existing bedrooms on the upper level. Through remodeling, a Bathroom is added to the upper level (currently there is only one bathroom and it is on the main level). Although the existing upper level floor plate is left largely intact, the existing upper level vaulted roof is to be removed completely and replaced with a new trussed roof structure approximately 5'-0" higher than the existing. All new construction is conventional wood framing on concrete spread and pier foundations. The project includes significant replacement of existing plumbing, and electrical systems. The existing furnace is to be maintained with the addition of air conditioning. The existing furnace is oversized and adequate to serve the expanded cabin.
