FT. PROJECT GENERAL NOTES GENERAL 1. All construction shall conform to the International Residential Code, 2012 edition as amended by the Larimer County, and all other applicable codes. 2. Construction debris shall be legally removed on a continuing basis. The site shall be maintained in a "neat" appearance. 3. Dimensions are to face of stud, panel, or concrete unless otherwise indicated. Log and column dimensions are to centerline. Vertical dimensions are to concrete slab, wood subfloor or top of wall or beam. 4. Provide fire-blocking per IRC Section R602.8. Provide fire-blocking in concealed spaces of stud walls at the floor-ceiling level and at 10-foot intervals, in openings around vents, ducts, etc., and at all interconnections between concealed horizontal and vertical spaces. 5. Mechanical & plumbing contractor to provide design and installation of heating system, and service and connections for all appliances and fixtures. 14. Footing tolerance = width +/- 1/2-inch; thickness: +/-1/2-inch; level: +/- 1/4-inch in 30 feet; square: +/-1/2-inch in 20 feet. 22. Foundation wall tolerance = level: +/-1/4-inch in 30 feet; square: +/-1/2-inch in 20 feet; plumb: +/-1/4-inch in 8 feet. 23. Slabs on grade = level: +/- 1/4-inch in 10 feet, +/-3/4-inch overall maximum. 24. All concrete shall have a maximum slump of 5-inches. Concrete shall be rodded or vibrated to eliminate "honeycombing". STRUCTURAL FRAMING NOTES STRUCTURAL STEEL 1. Structural steel members, including plates and angles, shall conform to ASTM A36. All bolts, including anchor bolts, shall be ASTM A307. 2. Structural steel shall be detailed and fabricated in accordance with the AISC Manual for Steel Construction, current edition. STRUCTURAL WOOD FRAMING 3. Provide temporary bracing to withstand all construction and wind loads until all field connections are completed. 4. All 2-inch framing and truss lumber shall be dry (max moisture content = 19%) Hem-fir No. 2 or better, graded by Western Wood Products Association, unless otherwise noted. Solid timber beams and posts shall be Douglas Fir-larch No. 1 or better. 5. All studs shall be Hem-fir No.2 or better. Top and bottom plates to be Hem-fir No. 2 or better. Wall studs shall be continuous from floor to bearing elevation. 6. Within floor joist cavities beneath solid or built-up columns, provide squash blocking of area equivalent to area of column above. 7. Provide fire-blocks per I.R.C. Section R602.8. 8. Fasten wood members with common nails according to the requirements listed in the I.R.C. Fastening Schedule, Table R602.3(1). Anchor engineered wood joists to supports with framing anchors indicated. 9. All exterior walls to be 2x6 studs @ 24" o.c. unless otherwise noted. All posts for headers in exterior walls shall be one trim studs plus one king stud unless otherwise noted. 10. All multiple member beams, header, and posts shall be glued and nailed together, unless otherwise noted. All posts for beams shall be multiple studs to equal or exceed the width of the member, u.o.n. 11. All plates and sills for exterior and interior walls rising on concrete shall be treated wood. Provide sill gasket at exterior locations. Columns and posts located on concrete pads shall be treated wood unless a pedestal conforming to I.R.C. Section R323 is used. 12. Anchor roof framing to supports with minimum 18ga galvanized framing anchors, or as noted. 13. A Professional Engineer, registered in the State of Colorado, shall design roof trusses, if any, to support all applicable loads, including full uniform live and dead loads and superimposed loads. The Fabricator shall determine web arrangement and member forces. Stresses shall not exceed those allowed in the I.R.C. 14. Truss manufacturer shall specify and provide all truss to truss connections and wind anchors. 15. Provide bracing and bridging for stability of trusses per the fabricator's recommendations. FLOOR AND WALL SHEATHING 16. Wood sheathing materials and installation shall comply with the recommendations of the American Plywood Association. Each panel shall be identified with the grade-trademark of the APA and shall meet the requirements of U.S. Products Standard PS - 1 for plywood. 17. Glue all floor sheathing to floor joists with adhesive. Attach floor sheathing with 8d ring -shank nails @ 6-inches o.c. at panel edges and 12-inches o.c. at intermediate supports. 18. Fasten wall sheathing to exterior side of exterior walls with 8d nails or approved equal at 6" o.c., unless otherwise noted. All panel edges of ALL wall lines to be blocked and nailed. Fasten roof sheathing with 8d nails at 4" o.c. max. 19. Sheath the interior side of exterior walls with 1/2-inch regular gypsum wallboard. Fasten with 5d wallboard nails, or 1 1/4-inch no. 6 type S or W drywall screws in accordance with I.R.C. 602.3, using 6-inch o.c. framing spacing guidelines, unless otherwise noted. 20. Sheath both sides of interior stud partitions with 1/2-inch gypsum wallboard, unless otherwise noted. Attach wallboard to studs at 7-inches o.c. STRUCTURAL GLUED-LAMINATED TIMBER 21. Materials, manufacturer and quality control shall be in conformance with American National Standard ANSI/AITC A190.1-1992. 22. Lumber shall be stress graded to provide members with AITC combination symbols 24F-V4 for simple spans and 24F-V8 for multiple spans. Install 24F-V4 members such that tension side is on the bottom. 23. All members shall be Architectural Appearance Grade. 24. Adhesives shall meet the requirements for wet conditions of service. 25. All members shall have zero camber. SPECIFICATIONS 26. Floor level tolerance = width: +/- 1/2-inch 24 feet. 27. Wall tolerance = level: +/-1/4-inch plumb in 8 feet. 28. Rough opening tolerance = +/-1/4-inch of actual dimensions. 29. Door and window installation tolerance = +/-1/8-inch off plumb, +/- 1/8-inch out of square. All exterior doors shall be installed plumb and square with no wracking. FOOTING AND FOUNDATION NOTES FOUNDATION DESIGN 1. Design of footings is based upon an assumed allowable soil bearing pressure of 2,000 pounds per square foot. 2. Footing elevations indicated are based upon estimated grades. The Excavation contractor shall ensure depth of footing excavation is sufficient to ensure placement of footing s on natural, undisturbed soil or bedrock and below frost depth of 30-inches. 3. Provide continuous reinforcing at footing and wall steps and ones detailed. REINFORCED CONCRETE 4. All structural concrete shall develop a minimum 28-day compressive strength of 3000 psi. Fc = 3,000 psi @ 28 days with 5% air (+/- 1.5%) 5. Place concrete continuously without horizontal cold joints. 6. Provide sawcut control joints in slab at 10' O.C. max, each direction. Minimum depth = 1" REINFORCING STEEL 7. All detailing, fabrication, and placement of reinforcing steel shall be in accordance with the 'Manual of Standard Practice for Detailing Reinforced Concrete Structures' - ACI 315. 8. All reinforcing shall be deformed bars conforming to ASTM A-615, Grade 60, except ties, which shall be deformed bars, Grade 40. 9. At splices in reinforcing, lap bars 36 diameters. At corners, make horizontal bars continuous or provide corner bars. 10. Vertical reinforcing: # 4 bars as detailed on drawings 11. Horizontal reinforcing: #4 bars as detailed on drawings. 12. Minimum concrete protection for reinforcement shall be in accordance with ACI 318-89 and as follows, u.o.n. Concrete poured against earth: 3-inches Concrete in forms: 2-inches Slabs: 3/4-inches 13. Welded-wire fabric shall conform to ASTM specification A-185, Grade 65 and shall be lapped one full mesh at side and end splices and wired together.14. Provide all accessories necessary to support reinforcing. All reinforcing shall be held securely in proper position in accordance with ACI 318. 15. All bolts (including anchor bolts) shall comply with ASTM A307. Structural steel members, including plates and angles, shall be ASTM A36. Anchor bolts shall be spaced as detailed, but not more that (1) one foot from corners. DRAINAGE AND BACKFILLING 16. All foundations require subsoil drainage system, per IRC R405 and are considered part of the foundation design. Provide a 4-inch diameter perforated PVC footing drainpipe at perimeter of foundation. Surround pipe with minimum 12-inches of washed, rounded gravel, minimum size = 3/4-inch diameter, protect with filter fabric. Drain to daylight. Subsoil drain water shall not discharge into the public sewer system.
