Colorado 80517.
This is a petition for a variance of the zoning ordinance. It must be on file at the
office of the Building Inspector, Town of Estes Park, 10 days before any meeting of the
Board of Adjustment.
A $25.00 (twenty-five dollar) fee to cover costs of processing appeals and requests for
variances shall be paid to the Town Clerk prior to any hearing.
The Petitioner or Representative should be present at the meeting.
All variances granted by the Board of Adjustment shall become null and void if a build-
ing permithas not been issued and paid for and work thereunder commenced within four
months from the date the variance was granted.

After a hearing, the Board of Trustees voted to grant the variance and
hereby authorize the Building Inspector to issue a permit for the above, based
on the following condition:

prior to the construction.

Dear Mrs. Godfrey:
Your letter of April 18, 1977 was received in this office
yesterday afternoon.
The Board of Adjustment meeting was held at 9:00 A.M. yes-
terday. At this meeting the Board of Adjustment gave Mr. Beery
a variance that will permit him to use a 5' setback rather than
the 7' setback as required by the Code. This, in effect, will
allow him to set his garage 2' closer to his east lot line than
the Code requires.
We regret your letter was not received in time to be read
during the meeting.

BEERY-LOT 23, BLOCK 11, COUNTRY CLUB MANOR ADDITION-SETBACK VARIANCE:
A petition was submitted by Les and Kimball Beery requesting a setback
variance for a garage on Lot 23, Block 11, Country Club Manor Addition.
The setback required, according to Chapter 17.68 of the Municipal Code,
is 81'. The applicants requested a 5' setback for the garage from the
east boundary line and a 3' setback from the north boundary line which
they claimed will facilitate their driveway access and maximize their
view. Member Ed Palmer moved the variance be granted. Member Wagner
seconded the motion. Upon roll call the motion passed by the following
votes: Those voting "Yes" Members Sutter, Herzog, Palmer, Sager, Wagner.
Those voting "No" none.
There being no further business, the meeting was adjourned.
