You chose not to change the floor plan and make the garage smaller. You hung 2- 1. .3,4- x 11 7/8"1„,V1... beams in the floor framing next to the house/garage foundation wall as shown in your attached sketch. 1 checked this beam and find it to be strticturally adequate for the design loads, 1 feel that the structure of the building complies with the applicable portions of the 2012 International Building Codes and with good engineering practices. Jared Kingswood 152 Stanley, Circle Drive Estes Park, CO 8051.7 Re: Additional structural comments, Bud and Carol Carr residence, 2401 Arapahoe Road, Estes park Dear Jared, You explained a couple framing anomalies to me on the project referenced above. I reviewed those and offer the .following comments. Our note on sheet A4.0, joist to rafter connection detail, calls for double Simpson #H-2.5 truss clips; one on each side of each rafter. I rechecked the uplift loads and find that I do need that on the longest rafters; those over the garage and kitchen. Those rafters span about 35' for both opposing rafters. On all other rafters, over the bedrooms and living areas, one truss clip is adequate. You noted some slight differences in the roof .framing above the kitchen area. where some of the long rafters are headed off. The span of the triple 2 x l 2 header is 8'-4 1/2" instead of the 8shown. I rechecked this and find the header and the triple 2 x 12 side rafters to he adequate. There is a conflicting note on sheet A4.0 that calls these side rafters to be LVL's; please ignore that note. You should add strapping such as Simpson #CS14 or 1.,STA9 from rafter to header and header to side rafter. You may also use the same hurricane clips there; single clip at rafters and double at each end of the header. I feel that the structure of the building will comply with the applicable portions ofthe 2009 International Residential Code and with good engineering practices. Please let me know if you have any additional questions. You chose not to change the floor plan and make the garage smaller. You hung 2- 1 3/4" x 11 7/8" LVL beams in the floor framing next to the house/garage foundation wall as shown in your attached sketch. I checked this beam and find it to be structurally adequate for the design loads. I feel that the structure of the building complies with the applicable portions of the 2009 International Residential Code and with good engineering practices. Please let me know if you have any additional questions.
