construction or as to the loads presumed to be carried on the same or as

1. Submit fully dimensioned plot plan, includingutilities
and. property line setbacks.
2. Give name of firm/person responsible for plans.
Foundations
3. Provide footing with a minimum depth below finish natural
grade of 30 inches. Table No. 18-1-D UBC,
4. Specify garage foundations to meet requirements as for a
one-story building.
Bolt foundation plates and sills to the foundation with
bolts spaced not more 4'0" apart. Embed bolts at least
7" in concrete or reinforced masonry (use 1/2" x 10" sill
bolts - Estes Park is in a 90 MPH wind speed area.).

Plates, sills and sleepers which rest on concrete or
masonry shall be treated wood or No. 2 foundation redwood
or better. Section 2317.4 UBC.
7. The minimum thickness. of concrete floor slabs supported
directly on the, ground shall not be less than 3 1/2
inches. Section 1924 UBC.
( 8. Damp proof foundation walls enclosing a basement below
finished grade. Section 1402.4 UBC.
9. Provide wood species, and grade for all lumber, plywood,
particleboard, glued -laminated timber, and provide
manufactured joist -truss information- Section 2305 UBC.
10. Provide a structural section which shows typical framing
conditions for this project. Scale 3/8" = 1'0" for
clarity.
11. Roof rafters over -spanned. (Live load 40 lbs per sq. ft.
in Estes Park).
12. Specify roof covering materials and application in areas
subject to wind -driven snow or ice build up. Chapter 15
UBC.
13. Provide rafter ties where ceiling joists and rafters are
not parallel. Section 2326.12.6 UBC.
14. Show double top plates at top of stud walls. Section
2326.11.2 UBC.
Provide 22" x 30" (or 30" x 30" for mechanical equipment)
minimum access to attic. Section 1506.1 UBC; Section 305
UMC.
16. Specify ceiling joist spans to comply with Table No. 23-
I-V-J-3 UBC.
17. Provide size of header for openings over 4'0" wide. A
header table may be used for this purpose.
18. Specify floor joist spans to conform with Table No. 23-I-

LIFE SAFETY
23. Stairways: Maximum rise 8 inches and a 9 inch minimum
run. Minimum headroom 6 feet 8 inches. Width 36 inches.

The top of handrails shall be placed not less than 34
inches, or more than 38 inches above the nosing. Ends
shall be returned or shall terminate in newel post or
safety terminals. Section 1006.9 UBC.
Basements in dwellings and every sleeping room below the
fourth story shall have at least one operable window or
door approved for emergency escape or rescue. Section
310.4 UBC.
Smoke detectors shall receive their primary power from
the building wiring and shall be equipped with battery
backup in new construction. Section 310.9 UBC.
A smoke detector shall be installed in each sleeping
room, corridor, or area living access. A detector shall
be installed on each story and in the basement. Section
310.9 UBC.
MECHANICAL
Where mechanical ventilating system in bathrooms is used,
provide five air changes per hour directly to the
outside. The point of discharge of exhaust air shall be
at least 3 feet from any openings into the building.

We are following up on our July 28, 1998 letter regarding street improvements to Arapaho Road
in front of your house. As was stated in that letter we proceeded with the road repair by
contracting with Western Mobile/LaFarge of Fort Collins. As 1 am sure you have noticed, the
damaged portion of the street in front of your home was repaired by overlay on September 18.
We did add to the quantity of work, by paving two lanes, so that the road would 'ride' smoothly
in both lanes and not create any irregularities that would trip up the snow plow trucks. We are
paying for those additional quantities with Public Works money.
The quantity and cost of repair is as follows:
170' x 24' = 453 square yards.
Asphalt tonnage applied was 31.45 tons.
31.45 tons @ $49.301ton = $1,550.49
shared by both (2) parties = $775.24 each
Therefore, since you originally put up an improvement guarantee of $1000, you shall receive a
refund of the balance of $224.76. We apologize for this mess and only wish your contractor
could have provided the proper repairs, originally, If you have any question regarding this, or any
other street related problem, feel free to contact me.

Until the damage to the Town street can be resolved. In July of this year his excavation
contractor did severely damage the asphalt on Arapaho Road. An area approximately 140
feet long and 10 foot wide was damaged beyond repair, from the abuse of a 1,Dader type
piece of machinery. At the time of damage, Dan Speedlin and ill Linnane did make a site
observation. They spoke to the contractor and informed hirn that the stockpiling of

The Town has been holding your $1000 improvement guarantee check for the repair of
asphalt on Arapaho Road. The road surface was damaged by your contractor during the
construction of your home.
Late last fall your contractor, Jansma Brothers, attempted to repave the road. Perhaps,
due to cold weather or cold materials the asphalt patch condition is very poor. The
roadway condition continues to be unsatisfactory.
In accordance with the Improvement Guarantee the Town will exercise the use of your
guarantee money to hire a professional paving contractor to make the proper repairs.

Until the damage to the Town street can be resolved. In July of this year his excavation
contractor did severely damage the asphalt on Arapaho Road. An area approximately 140
feet long and 10 foot wide was damaged beyond repair, from the abuse of a Loader type
piece of machinery. .At the time of damage,, Dan Speedlin and Bill Linnane did make a site
observation. They spoke to the contractor and informed him that the stockpiling of
excavated materials on a ""fown street was not allowed and that his equipment had damaged
the surface. .Dan informed the Contractor that they would be responsible for the repairs.
