RESUBMITTALS: A resubmittal must be done when making changes to your plans that change the structure, such as moving beams or changing beam size or header size, enlarging windows or doors, changing floor joist type size or direction. Two sets of plans are required. Minor changes, such as moving a same size door or window a few feet on the same wall or moving a non -bearing wall usually do not require a resubmittal. The Building Official will help determine if you need to resubmit plans. If square footage is added or if the structure is relocated on the property, three additional plot plans are also required with the resubmittal. To avoid these additional costs and possible delay of your project, it is best to have your structural issues and building placement resolved before submitting for a building permit. ADMINISTRATIVE APPROVALS: Prior to Building Department review, the permit application and the plans and specifications are required to be reviewed and approved by local governmental departments responsible for zoning, water and sanitation, fire protection, access roads and other improvements on public property. The Building Department reviews plans and specifications for conformance with adopted model codes and standards. The length of time required for plan review depends on the level of construction activity in the Town of Estes Park at the time of submittal. Upon completion or review the governmental department must sign and date the routing slip and each set of the submitted plans. . / Local Governmental Departments responsible for review: V Community Development Department - Planning Department or other individuals responsible will review the plans for zoning compliance within the applicable land use zone (use, building height and setbacks to property lines, etc.). The Planning Department should be consulted for zoning requirements and restrictions prior to design work. There is a natural drainage swale that appears to slope towards the site. At the time of this observation, water was :flowing into the basement excavation (near the future mechanical room) through the water/electrical service trench. It is our opinion that this trench intercepts subsurface water above the site and. .1.1.1ows it to flow into the excavation. 'Water may also be entering the excavation through fissures 10 the subsurface rock.. 7Fhe installation of a clay dike or plug in the service trench may help to reduce the amount of water entering the excavation. Since the subsurface soil/rock is fragmented, \rater could flow around the dike and continue to enter the excavation_ Due to the position of the site, and the underlying geological formations, it is probable that water continue to infiltrate the excavation. To mitigate the situation,. we recommend the installation of a foundationsub-drain system. A. drainage trench should be installed along the .front portion of the excavation. The bottom of the trench should be a minimum of 6 inches. below the footings at the high point. The trench should be located to the exterior of the footings and it should slope from the mechanical room (high point) towards bedroom two and around thecorner towards bedroom three. From this point it should discharge .into the. existing drainage pipe zinc' trench that extends to daylight. A .varmint screen should be installed 00 the free end ofthe pipe. The contractor should verify that the drainage pipe has adequate slope„ 1./8-inch per foot. is recommended. 'file bottomof the perimeter drain trench should be lined with 6-mil plastic. A 4-inch diameter (tninimum) 'Perforated drainpipe., encased in clean graded gravel, should be installed over the liner. The gravel should be covered with .filtration fabric. A similar exterior drain system should be. installed from the mechanical room. and slope towards the rear walkout portion of the excavation and discharge into the same existing drainage pipe near bedroom three. A waterproof membrane should be installedonall foundation walls that retain soil. above the basement floor. The concrete floor slab should be .underlain with a 6-inch thick layer of clean graded gravel to provide a capillary break and allow water .to flow unobstructed towards the discharge point. Please refer to the enclosed perimeter drain detail. OFFICE: (970) 461-1555, FAX: (970) 461-1582, EMAIL: A.xiom2000@msnxotn November 1,, 2002 A & A 1.2og Specialists Page 2. At this time theamount of Nvater that may flow towards the excavation is unknown. Seasonal flow increases are probable. .11* an additional subsurface water mitigation system proves necessary, the installation of an exterior cutoff trench, ahead of the foundation may be a solution. Finther exploration would be required to determine the depth and extent of such a trench, Concrete .for the footings may be placed with a maximum of 1 V2 inches of standing water in the forms, provided the water is in small localized areas and the concrete displaces the water from the forms, Concrete shall not. be placed on frozen soil or water. Protect freshly placed concrete frompremature, drying and detrimental temperature extremes. 71711c above recommendations are based on typical remedial systems for residential construction,. We are open to discuss .further ideas systems should the need arise. ..ff you have any questions, please contact this office It your convenience.
