Site dimensions (vertical and horizontal) are approximate and may be changed in the field to accommodate natural materials. Depth of excavation may vary in order to provided finish elevations for benches, plaque boulders and other elements as dimensions on Sheet A4. Written dimensions on these drawings take precedence over scaled dimensions. Grades along the walk path shall be established to provide positive drainage, but without violating handicap accessible guidelines as summarized in the General Notes on Sheet A4. 2. Clean-up of rubbish and debris resulting from work shall be collected regularly from project site and legally disposed of. 3. The Committee shall obtain all necessary permits to complete the proposed work and shall comply with all local, state, and federal regulations. 4. All materials and construction shall be completed in accordance with the requirements of the Town of Estes Park and the 2015 International Building Code (IBC). Provide accessibility complying with the Americans With Disabilities Act "ADA", ICC/ANSI A117.1, IBC Chapter 11, and all local accessibility codes. 5. Provide shoring, temporary bracing, barricades and other measures as necessary to ensure a safe construction site. 6. Contractor to verify existing conditions and review discrepancies or inconsistencies of site and drawings with Architect prior to commencing construction. 7. The work illustrated on these drawings shall not interrupt the operation of the Estes Park Visitor Center or Estes Park Shuttle Service. Coordinate shared use of the parking lot with the Town and fence off staging area as agreed. 8. Contractor shall take care during demolition to protect all items and materials to remain. Repair all damage caused by demolition to any areas of the property to its pre-construction condition. Protect the Estes Park Visitor Center and surrounding facilities from damage, dirt, dust and fumes. 9. This drawing has been scaled and rotated from its original form to match orientation of design drawings on the following sheets. A copy of the originally formatted survey may be obtained from Thorp Associates upon request. The following notes appeared on the original survey. 1. The basis of bearings for this Site Plan is a line 2644.32' in length, assumed to bear N00°05'00"E, monumented to the north by a 3" aluminum cap - the NW corner of Section 30 in a water valve box, and to the south by a 3" G.L.O. brass cap - the west quarter corner of Section 30. 2. Utility locates were performed prior to Survey efforts. Only those utility locates visible at the time of Survey are shown hereon. The landscaping/irrigation sprinklers had not been marked, and were located only as they were come across in the field. Not all utilities may be shown. It is not the responsibility of Van Horn Engineering & Surveying inc. to perform utility locates. 3. Buried utility lines are shown representatively only - the specific layout may vary. 4. The Subdivision Plat "Visitor Center Subdivision," by Cornerstone Engineering & Surveying, approved Nov. 2004, was the only source of lot line and easement research performed in the preparation of this Site Plan. 5. It is the responsibility of the Contractor/Builders to maintain and protect utility lines as well as the survey control nails shown hereon. 6. Minor site features such as minor landscaping items my not be shown on this Site Plan. 7. The lot is zoned CD "Commercial Downtown," and has 0-foot setbacks along side and rear lot line, and 8-foot (min) / 16 foot (max) setbacks along the front. the subject area is far interior of the lot lines ±65', and does not abut said setbacks. 8. No lot corners were located for this Site Plan, as none were found by this office during previous field efforts on this lot. The shown Aliquot Monuments were used to tie site plan work to the lot, as the monuments were shown on the original Plat of Visitor Center Subdivision. 9. Contour lines shown on this site plan are 0.5-foot contours, and are relative to NP#1, a P.K. nail set in the crack between the sidewalk and the striped section of the parking lot. Said nail was found to have an elevation of 7508.4 feet according to a GPS measurement (not an exact/true elevation). 10. This Site Plan is representative only, and is not to be construed as a Boundary nor an Improvement Survey Plat. 11. Land features (such as roads and rivers) not in the direct vicinity of the surveyed area may be located and shown hereon through the use of land pictometry, and therefore are located approximately. The Contractor shall be responsible for the locations and protection of all existing utilities shown on these plans, and all proposed utilities. The existing utilities shown have been plotted from available information. Contractor shall contact representatives from the respective utility companies to have all of their utilities and facilities located prior to construction. 2. Contractor shall protect all adjacent improvements from damage and erosion. All disturbed areas shall be restored to a minimum of their original condition. 3. Provide tree protection at existing trees and any other trees not noted that could be affected by staging & construction activities. Protection shall consist of min 4'-0" tall orange construction fencing on metal T-posts min 3'-0" from the trunk. No equipment, materials or debris shall be stored within this fenced area. No paints, oils, solvents, asphaltic materials, etc, shall be placed within the drip line of any tree. Grade shall not be cut or filled more than 4" within the drip line of any tree. Prune protected trees per recommendations of International Society of Arboriculture. 4. Excavated organic soils are to be reclaimed and stored on site for reuse in final grading. 5. Stones shall be placed before concrete paving - refer to details on Sheet A4. Due to varying size of natural materials, excavation depth may vary to provide appropriate finish heights as detailed. 6. Electrical conduits (see Sheet A6 for general routing) and sprinter system sleeves shall be placed prior to concrete. Coordinate sprinkler sleeves with Town of Estes Park Parks Supervisor, and electrical conduits with Electrician. 8. Samples of concrete paving stamp patterns and colors shall be reviewed but the Architect and approved in writing by the Veterans Committee and Parks Supervisor prior to ordering materials. The Contractor shall be responsible for the locations and protection of all existing utilities shown on these plans, and all proposed utilities. The existing utilities shown have been plotted from available information. Contractor shall contact representatives from the respective utility companies to have all of their utilities and facilities located prior to construction. 3. Contractor shall protect all adjacent improvements from damage and erosion. All disturbed areas shall be restored to a minimum of their original condition. 4. Provide tree protection at existing trees and any other trees not noted that could be affected by staging & construction activities. Protection shall consist of min 4'-0" tall orange construction fencing on metal T-posts min 3'-0" from the trunk. No equipment, materials or debris shall be stored within this fenced area. No paints, oils, solvents, asphaltic materials, etc, shall be placed within the drip line of any tree. Grade shall not be cut or filled more than 4" within the drip line of any tree. Prune protected trees per recommendations of International Society of Arboriculture. 5. Stones shall be placed before concrete paving - refer to details on Sheet A4. Natural materials may vary in size and locations may need to be field adjusted to accommodate. Concrete paving shall be formed with 1x6 6.
