ROJECT MANAGEMENT & ALL TRADES / SUBCONTRACTORS
1. All construction shall comply with applicable codes as amended and adopted by the Town of Estes Park
2. Issues/details on the approved plans that exceed minimurn code requirements shall be enforced.
3. All staff review comments are requirements of permits and are included in the permit packet.
4. The permit applicant shall maintain the entire permit packet available on the job site. The permit packet is to be
located at the posted address. The permit packet is to be kept inside a new/used electrical panel box,
painted red with the address # on the top front & the word "permit" on the bottom front (minimum
external dimension: 14" x 19" x 5"). Failure to comply with the addressing requirements will result in
delayed inspections and re -inspection fees.
5. Construction shall comply with approved submittals. (Anchor bolts, hold-downs, shear wall details, number and
size of trimmers and king studs, floor and roof diaphragms, truss blocking and bracing, roofing materials, fastening
schedule, specified connectors and fasteners, etc.)
6. All work shall be performed and completed in strict compliance with the approved plans. The designer of
record and the Department Plans Examiner or Building Official shall approve any and all changes or
revisions.
7. Plans have been reviewed and approved with comments. Follow the Town approved plans or provide
revisions. Major changes shall incur additional review fees of $100.00 per hour, and result in project time
delays,
8. Approved plans are not for field construction use. They are for the exclusive use of the Town inspectors. If
approved plans are not available or readable, inspections may not be provided and re -inspection fees may be
assessed.
9. If Town staff has to reproduce an approved set of plans, fees shall be assessed.
10. Each contractor shall obtain a business license from the Estes Park Town Clerk prior to beginning
work, per EPMC, Chapter 5.20.040
11. An approved contractor affidavit shall be submitted to the Town Clerk prior to requesting final inspections
and signed off by the Town Clerk and Chief Building Official. A final inspection will not be done until the
contractor affidavit has been submitted to the Building Department, If contractors do not have
business licenses, the TCO/CO will be held until such time as licenses are procured. See Contractor
Affidavit handout and Trades Checklist provided with this checklist.
12., The inspection card is required to be on site for all inspections. A CO can not be issued without all required
inspections signed off on the inspection card.
13. Living in construction trailers and/or recreational vehicles is prohibited.
14. A TCO may be issued at the Chief Building Official's discretion, with a preparation fee of $100.00 per hour.
15. Toilet facilities shall be provided for construction workers. 2003 IPC 311.1
16. Nothing shall be concealed before inspection and approval.

18. No activity in any public right-of-way is approved by building permits. Right-of-way permits are required by
the Town Public Works Department. (Greg Sievers) 970-577-3586)
19. A grading permit is required prior to any site work, unless a building permit has been issued.
20. The limits of site disturbance shall be properly maintained,
21. Erosion, whether by wind or water, shall be controlled and maintained by the proper use of silt fences, straw bales,
rip rap or other approved means. Storm water control and sediment control shall be the owner/builders'
responsibility and shall not affect adjacent properties.
22. Site housekeeping (litter, dust, materials, etc.) shall be properly maintained throughout the span of the
project. This includes mitigation of soil erosion/dust pollution created by water and wind. Rt also includes
mud and debris in the Public right-of-ways.
23. Stock piling of soil shall comply with property line and Right of Way requirements, per IRC
24. Alt irrigation systems require inspection of backtlow prevention complying with 2003 IRC.
FOUNDATION
25. Minimum 6" is required from finished grade to top of foundation.
26. Provide Uffer Ground(s), minimum #4 copper, 20 feet in footing, tied to reinforcement and long enough to reach
disconnect without a splice. Or, a minimum #4 reinforcement 3 feet horizontal and 3 feet vertical tied to
reinforcement, 2002 NEC 250.52.3. Uffer ground shall be inspected at foundation inspections.
27. All foundation anchor bolts shall be installed maximum 4' o.c, or as approved plan.
28. Timed concrete inspections may be requested, and shall be provided within a two-hour window (+/- one hour).
Rebar must be in place 100°/0. Grade must be established on forms 100%. Wall forms need not be installed
100% for inspection.
