Board of the progress of Park Renaissance Condominiums.
Construction is under way on Phase I of Park Renaissance
after several delays which were beyond our control.
Completion of Phase I is now estimated to be August,
1985. Since the original date of April, 1984 will not
be met, we are requesting an extention for completion
until August, 1985.
We feel since the original site plan which was approved
has not been changed, an extention would be consistent
with the policies of the Board and The Planning Commis-
sion.
Park Renaissance looks forward to being an integral

Your letter relative to the proposed condominium development
was read by the Board of Directors at their regular meeting on
January 20, 1982. Being present at that meeting, you are aware
of the fact that it was recognized by all parties that the possibility
of problems could arise in the future. However, you also are
aware that these anticipated problems are not considered to be
unsurmountable and through mutual understanding, open channels of
communication and a cooperative effort by the developer, future
home owners (either individuals or a future association) and the
Recreation District, such problems will be resolved to the satis-
faction of all parties concerned.
Please be advised that the normal procedure for requests
requiring Board action is to have the request referred to a particular
committee (in the case at hand, to the golf committee) who in turn
respond back to the Board with their recommendations at the next
meeting. Therefore, the Board would appreciate as much lead time
as you could provide.
As you know, the Board looked with favor on the planned
development and expresses a desire of complete compatibility to result
in a number of satisified golf patrons through the ensuing years.

I have reviewed the site plan and various other drawings sub-
mitted with the above referenced special review and have the
following comments:
1. The proximity of the buildings to the golf course
may create future golfer/homeowner conflicts.
These should be worked out with the Recreation
District prior to Town Board approval of the
special review.
L/2. The sign shown adjacent to the north entrance
should be relocated inside the property line.
✓3. The north and west fences must be no more than
42" high for a distance of 100 feet from the
centerline intersection of Brodie and Community.
4. Dates of completion for Phase I and Phase II as
well as for the site amenities (landscaping,
activity center, tennis courts) should be shown
on the site plan.
5. The date by which the west entrances will be

the west entrances are blocked should be subject

RE: Park Renaissance
Drainage System Intent
1. Surface water runoff of a minor nature shall
be channeled to concrete pans along the
raodways. This runoff will then channel
to either the roadside swale along Brodie
Avenue or through the ponds within the
development and then to Brodie Avenue.
2. The ponds within the development will function
as detention ponds during peak runoff periods.
The ponds also serve to enhance the esthetic
value of the development.
3. Culverts within the development will be sized
to pass the 10 year storm as is accepted
practice in this area.
4. The outlet culvert at the east end of the
property will discharge to a lined channel
that willeventually reach Brodie Avenue.
5.Measures will be taken to minimize erosion
problems associated with the drainage system.
6. The storm water system shall account for exces-
sive runoff above that which has occurred
prior to development. Design concepts and
criteria shall be utilized as presented in
the'Larimer County Storm Water Management
Manual".
In order that the Town of Estes Park can have some op-
portunity to see that this "Drainage System Intent" is
formulated and designed as anticipated, a complete design
of all drainage appurtenances shall be submitted for
review prior to commencement of Phase II of this project.
