a.Suitability of the proposed location for this proposaltakingintocomsiderationthefollowing:
1.Nearby land uses and whether they would be supportedbyordamagedbyhavingtheproposed use
nearby.
The site is approximately .73 acres,or 32,000 sq.ft.The site is surrounded by street frontage onthreesides.The closest existing residences are
approximately 100’to the west and 150’to theeast.
The existing house contains approximately 5,000
sq.ft.of floor area and is of adequate size forthistypeofuse.
The only physical changes to the site involve constructionofsixparkingspaces,representing
approximately 865 sq.ft.of increased coverage.
As an accessory use with an occupancy of no more
than 5 persons per day,impacts should be minimal.
3.Adequacy of roads,water,sewerage and drainagefacilitiesservingthesite.
Expected traffic generation for this use could
range from 5.6 to 12 trips per day.Split between
Chapin Lane and Chiquita Lane and with highway
access approximately 350’away,the road system
should be adequate.
Water,sewer and drainage are adequate per review
agency comment.
b.Social,economic or community needs served by theproposal.
This type of use would appear to serve an unmet
community need.There are two existing bed andbreakfastoperationsofthistypeintheimmediate
Estes Park vicinity (phone book listings).

The applicant has stated that “additional landscape shrubbery andtreeswillbeadded”.The amount,type and location of this
landscaping has not been identified.
This new parking location would be more visible from off-site andtotheresidentialpropertiestotheeast.
Approval of the revised parking location should be conditioned
upon adequate landscaping to screen the parking area fromChiquitaLane.

Dear Mr.Stamey:
As per our previous conversation on July 7,1987,this is a request
for a change to the planning review that granted a variance for a Bed
and Breakfast at 441 Chiquita Lane,Estes Park.We would like to move
the parking area from the west side of Lot 129 to the East side as depicted
on the amended plan.This is due to several reasons:
1.The East parking is easier to construct and would require no blasting
to get the lot to grade.
2.There is already installed lighting for the area and some larger trees
to shield it from the neighbors.
3.The access would be easier to maintain in snowy/icy weather.
As with the other location additional landscape shubbery and trees
will be added to make the parking lot more esthetically appealing.
