Dear Mr. Merchant,
Per your request, we completed a site visit at the property referenced above on July 18, 2019
for the purposes of performing a structural condition assessment of the damaged area of the
existing Porte Cochere. It is our understanding that the reason for this assessment request is to
evaluate the extent of the damage caused by a recent high-profile vehicle impact.
FINDINGS:
GENERAL: We observed that the main impact area is at the approximate mid-span of the
leading edge of the Porte Cochere framing, at the east side approach area (see photos at the
end of this report). Nearly all the non-structural fascia, sloped roof and soffit assembly along
this edge is significantly damaged. The impact also caused irreversible damage to at least four
(4) structural steel roof joist. Additional roof joists are likely be damaged due to steel bridging
and steel decking attachments that extend into areas of the framing system which are not
visible at this time. We did not observe any impact related damage to either of the two (2)
steel columns or the column cover/finish materials. However, the steel column base plates
should be inspected for sign of overstress once access to the base plate area is available.
Similarly, the joist connections along the existing building should be evaluated once full
access can be accomplished.
RECOMMENDATIONS:
OVERALL: Based on our site observations and review of available information we
recommend the following: The four (4) leading edge joists along the east side of the Porte
Cochere will need to be replaced entirely. As part of this replacement, the associated sections
of steel deck and steel bridging will also need to be replaced. While not a structural element,
the entire underside (soffit) of the Porte Cochere should be removed (and replaced) so that the
extent of damage caused by bridging and decking movement can be assessed. The bridging
and decking elements are part of the overall structural system and are rigidly attached to each
steel joist. Any excessive movement in these elements can cause twisting in the joists or a
weakening in joist lateral support systems necessary for proper joist performance. Once the
soffit material is removed, an additional assessment should be accomplished to verify proper

connectivity of all structural elements.Furthermore, anevaluation of the steel column base
plates and the steel joist connections at the building should be accomplishedwhen access to
these areas is available.
Please understand that this inspection was limited to visual observation only and that there is
a possibility of structural issues that are not visually evident. If you have any questions
