Care. We respectfully request a variance to Estes Park Municipalt Code as it relates to signs (Chapter 17.66-2201), due to special
circumstances and conditions that donot apply generally toall businesses,
• Though this variance would effectively increase the total sign area for the lot in question, we feel that circumstances &
hardship warrant this special consideration,
• Effective signage is critical to the viability of service businesses, especially in these challenging times:
o Signage must be both highly visible and readable to the public it intends to serve.
• The owner's building signage is inadequate in reaching the public traveling Highway 34 to the east:
o Highway 34ioamajor access route noand from Estes Porkand Rocky Mountain National Park.
o Existing building signage is essentially not visible to this traffic that it most desperately needs to reach.
o Additionally, the vishbdity of the existing building signiaige is substantially hindered by the mountainous
topography and curving nature ofSteamer Drive.
• Alt businesses and service providers are suffering during theseturbulent times and need the support of the cities they
serve:
o Jimmy John's is a brand new business that has still been unable to open in this busiest season in Estes Pa:rk,
and faces much unoertalUntyahead,
o Estes Park HeailthUrgent Care isakey health servoeprovider |nEstes Park:
� The si0nagorequested will truly serve aPublic Service inprotecting the life safety ofrmi||honxof
visitors each year.
� Urgent Care As Just that — visitors and residents need to locate and access this care quickly and easily,
and this sign will provide this.
� After being open for business since May 27m'patients have commented that they have had ad}fficwvt
time finding the building for timely care, as the current signage is not easily visible from the main
public travel areas.
• This variance isingeneral harmony with the purposes of this chapter and specifically ianot injurious tothe

Thank you for submitting the attached request for a pre -application conference concerning a variance to the Municipal
Code as it relates to signs. Because signs are covered by the Estes Park Municipal Code (in Chapter 17.66) and not the
Estes Park Development Code, your application will be handled differently than typical variance requests. The first
notable difference is that there is no need for a pre -application conference. Rather, I will take your request directly to the
Town Board of Trustees; with their regularly scheduled July 28, 2020, meeting being the target hearing. In order to
successfully process the request, I am going to need the following:
1. Statement of Intent. Please provide a formal statement of intent which specifies the provisions of the Code to which the
variance is being requested and how the request
satisfies the three criteria against which the request will be analyzed. These criteria are identified in the Code, and can be

2. Graphic representation. Please provide a drawn -to -scale representation of the sign being proposed, with the
dimensions of the sign (height, length, and depth, for example) clearly identified.
3. Site plan. Please provide a site plan for the property with the location of the sign identified. If you don't already have
access to a site plan, I recommend contacting one of the professionals involved with the recent development of the site
which was authorized following site plan review.
The requested items should be delivered no later than Thursday, June 25th in order to accomodate the review time
needed for applications bound for the Town Board. Let me know if you have any questions.
