PETITION FOR REZONING

Currently, Lots 1, 2, 3, 4, 1 I , & 12 of Beaver Point Heights, located at 915 & 927 Moraine
Avenue, are owned by Flatirons Hospitality LLC. The Sundeck Restaurant is on Lot 1 and it is
zoned Commercial (CO). The Alpine Trail Ridge Inn is on Lots 2, 3, 4, 11, & 12, which is zoned
Accommodations (A) and one of the buildings overlaps the current common lot line of Lot 1 & 2
by 70.6'.
The purpose of this project is to amend the plat such that Lots 2, 3, 4, 1 I & 12 are combined into
one lot, abandoning the interior lot lines, and adjusting the eastern boundary line to encompass
the entirety of the Alpine Trail Ridge Inn. This amended plat along with the rezoning will act as a
tool to "clean up" the lots of the existing Beaver Point Heights Subdivision and move them
towards conformance. The end result will yield the Alpine Trail Ridge Inn accommodations
building no longer encroaching onto a lot that is zoned for commercial use.
The parking is and will continue to be shared by the Alpine Trail Ridge Inn and the Sundeck
Restaurant. A shared parking agreement will be referenced on the final plat. The preliminary
amended plat and final plat are being submitted together for approval; the applicant is Flatirons
Hospitality, LLC. A utility easement for a sewer line from the Alpine Trail Ridge Inn running
across the proposed Lot 1A is proposed to be dedicated with this amended plat as shown.
A variance for the minimum lot size is being requested for the proposed Lot IA, which will
continue to be utilized by the Sundeck Restaurant. This variance is being handled by a different
submittal and process.
This same proposed lot however, is reducing the amount of commercial area. The remaining
portion of the current lot 1 is being assumed by Lot 2A. Therefore, this commercially zoned land
needs to be rezoned for accommodations. This application is petitioning for this rezoning.
It is not anticipated that this rezoning will negatively impact either the Alpine Trail Ridge Inn or
the Sundeck Restaurant, nor neighboring properties in any way.
