Sheet A1.0 Code Compliance Occupancy separation per IRC RX XXX Please reference R302.3 as amended: Two one-hour walls are required if there is a real property line. Otherwise one two-hour wall is an option. Are their real property lines or assumed property lines? Response: This property line is a platted property line. Two one-hour walls are proposed as per wall type B on sheet A3.0 04. Sheet A1.0 Code Compliance Fire resistance rating requirements for building elements, Table 601 Not applicable if designing to the IRC Response: Information updated to reflect the IRC requirements. Response: Reference updated to Fire Separation Distance per IRC. See sheet A1.0 Cover. 06. See sheet A1.0 Cover. 08. Sheet A1.0 Comment 5 2009 IBC The town of Estes Park has adopted the 2015 edition of the International Codes. Response: Code references updated to 2015 IRC. See sheet A1.0 Cover. 09. Sheet A1.0 Last comment All nonmetallic pipe penetrations through floor membrane shall have 3M fire collars installed with a minimum one-hour#. The designer may specify products or note fire stop systems are required and allow the subcontractor to submit product listings for approval as deferred submittals. Response: Product specification remains, but note updated to include option for deferred submittal for product approvals. 10. Sheet A2.0 Res Check Energy Code 2015 IECC Please reference the IRC Response: RESCheck only references the IECC, not the IRC. Since Estes has adopted the 2015 codes, the IECC 2015 option was chosen for the RESCheck Calculations. 11. Sheet A3.0 2 x 6 Wood Party Wall UL U366, UL CW311 Please provide copies of all complete listings. Where is ULC W311 applicable? Response: Copies of all UL Listing provided. See sheets A3.0, A3.01, and A3.02. The ULC W311 reference was redundant and so was removed. 12. Sheet A3.0 2 x 4 Wood Partition Interior A1 Where is this applicable? Response: Locations where applicable note added. Additionally all wall tags are on A3.1 and A3.2. 13. Sheet A3.01 6 Locations Area Separation Walls This is a #dwelling unit separation wall,# if designed under the IRC. Separation must continue through all concealed spaces. Response: All designations changes to Unit Separation. See sheet A3.01. 14. Sheet A3.01 Dwg ASW-002 ULC W311 Please explain this reference. Response: ULC W311 is redundant, reference removed. See sheet A3.01 15. Sheet A3.02 Listing Ul U379 Where is this applicable? Response:UL U379 applies to walls surrounding mechanical rooms. See all wall tags on sheets A3.1 & A3.2.
