Hi Phil,
This email is the request for a variance within 10% of a setback line on a property in Windcliff,
address is 1902 Silver Sage Ct, Windcliff Estates on a deck expansion. The permit application
was made last Friday with Larimer County, the zoning permit will be sent with this variance
request.
1.Special circumstances
a.This Windcliff lot appears to have been split in the past and is narrow
b.The majority of the deck expansion is directed toward the back of the lot
where there is enough space in the building envelope
c.There is only a small corner of the proposed deck (10%) that will be built in the
setback area
2.Practical difficulties
a.The deck expansion is designed to improve the usable deck space
b.The design was discussed with staff before completing the drawings to make
sure it was a reasonable request for a variance, it is not substantial
c.The proposed request will not have any adverse impact on the neighborhood
d.The proposed variance will have no impact on public or private services
e.The property owner has owned this property for several years
f.The desired deck expansion by the homeowner cannot be achieved without
expanding per the plans of 10%
3.It is my understanding that the staff can review a request of up to 10% into a setback
area without sending it to the BOA, please let me know if you have any questions.
4.Attached are the plans for the deck, including the site plan and the zoning application
form.
