It was approximately 10 feet b lh trapezoid. I know now that it also was in violation to the sewer easement. 1111111.1 SUMMER 1990 I enlarged the existing deck to approximately 10 feet by 25 feet. I dug 5 holes, put a bag of Quick Crete in each hole and used treated 4 by 4's for my poles. I bolted 2- 2 by 12 beams on both sides of the 4 by 4 posts for the main support beam. The floor joists are 2 by 6 by 10's on 16 inch centers. They are placed in joist hangers nailed into the band of the existing house. The other end of the joists rest on top of the 2 by 12 beams. I doubled the joists on each end under the end wall, and also next to the old existing deck. The deck boards are also 2 by 6's. SUMMER 1991 We were screening the porch in so I used 4 by 4 redwood posts and headers for the walls. The knee wall was made from 2 by 4's, 16 inches on center. I ran 1 circuit for electric receptacles. I tapped into a junction box under the existing house. I insulated the knee wall and gable with 3 '/2 inch batts, then covered the inside and outside with T-111 siding. The roof was made with 2 by 6 rafters nailed to a 2 by 8 ridge board. The rafters are 16 inches on center. I covered the rafters with '/2 inch CDX plywood. The shingles were 240 pound seal down tabs. I then screened in the window openings. In 2004, we replaced the entire roof on the cabin with 50 year Elk brand dimensional shingles. We needed another bedroom, so I partitioned off a 6 by 10 foot portion of the porch. I enclosed the screen section using standard framing methods. The walls are 2 by 4's, 16 inches on center with 2 by 6 headers over the windows. I took out a window from the old house wall and put it in a 32 inch interior door into the new bedroom. SUMMER 1992 We decided to enclose the remaining portion of the screened porch to give us more interior living space. As in the other bedroom, I framed the walls to accommodate 6 new windows. I covered the outside and inside with T 111 siding. We put an overhead light in each room. We covered the deck boards with %2 inch wafer board and cut a 6 foot access opening from the original cabin. We installed wall to wall carpet and pad. SUMMER 1999 We did a complete remodel of the old portion of the house. BK Electric installed a new service panel and ran all new circuits. We also tore out the old ceiling and finished the interior with new drywall and bead board. SUMMER 2005 In hopes of obtaining a 10 foot sewer easement, we were advised to tear off our deck on the side of the house. I did this and stored the lumber under the new addition. It was affordable to us because of the small size (approximately 500 square feet) and its irregular, triangular shaped lot. It had a small (approximately 100 square foot) deck in the shape of a trapezoid on the back of the house. We now know it was in violation to the sewer easement. During the summer of 1990, we enlarged the deck to approximately 200 square feet and screened it in. We learned that having a place in Estes Park attracted a high number of visitors, so we decided to turn a portion of our deck into a second bedroom. We did this remodel in 1991. The improvement consisted of new windows, a new access door, and new carpeting. In 1993, we decided to turn the remaining porch area into part of our living room. We installed new windows and new carpeting making it very comfortable. The square footage of our house is now approximately 700 square feet. All of the changes we have made to our house have made it more livable, improved the appearance, and increased its value. We have been complemented many times by our neighbors as to improvements and appearance of our cabin. The original structure was built in 1924. At some point in time, a bedroom and bathroom were added. Then in the early 1990's we made the additional improvements. We have tried to keep the integrity of the original structure by blending the new with the old. The entire cabin fits in well with the other cabins in the area, and also with the natural features around us. We are asking for this variance so we can keep our cabin intact. We understand that we should have gotten a building permit. At the time, we lived in a rural area of Ohio and had built a new home. The only peiniit we needed was for the septic system. Please consider the circumstances and what we have done to improve our property and grant us this variance.
