HomeMy WebLinkAboutRESOLUTION 28-24RESOLUTlON2O'24 APPROVING THE COYOTE RUN SUBDIVISION FINAL PLAT, TOWN 0FESTES PARK, COLORADO WHEREAS, an application for the Coyote Run Subdivision Final Plat was filed by CMS Planning & Development, Inc. (Owner/Applicant, 685 Peak View Drive); and WHEREAS, the Coyote Run Subdivision Final Plat proposes subdivision ofaT.62 acre property to create four (4) lots in E-1 (Estate) Residential Zoning District,- and WHEREAS, apublic hearing was held before the Estes Park Panning Commission on December 18. 2023. at the conclusion of which the Planning Commission voted to recommend approval of the Preliminary Subdivision Plat to the Estes Park Board of Trustees-, and WHEREAS, apublic hearing was held before the Estes Park Board ofTrustees on January 23.2O24.sgthe conclusion ufwhich the Board ofTrustees voted toapprove the Preliminary Subdivision Plat, with the following conditions ofapproval: 1. The applicant shall provide aton-foot-widoconcrete trail for the length ofthe Peak View Drive frontage on lots one and four-, and 2. Any outstanding staff and referral agency comments shall beaddressed onthe final subdivision plat; and WHEREAS, the applicant has complied with both Conditions ofApproval above-, and; VVHEREAS, a public heahng, preceded by proper public nobco, was held by the Board of Trustees on March 20. 2024 and at said hearing all those who desired to be heard were heard and their testimony rouonjod�and WHEREAS, the Board ofTrustees has reviewed and taken administrative notice of the recommendation of the Planning Commission and the testimony, app|ioation, evidenue, documents submitted at the hearing, and the contents of the Community Development Director's file; and WHEREAS, the Board ofTrustees finds the applicants have complied with the applicable requirements of the Estes Park Development Code. NOW, THEREFORE, BE|TRESOLVED BYTHE BOARD OFTRUSTEES OF THE TOWN OF ESTES PARK, COLORADO: The Coyote Run Subdivision Final Plat is hereby approved, with the following findings: Findings 1. The Final Plat is generally consistent with the goals and policies set forth in the Estes Forward Comprehensive Plan. 2. The Final Plat complies with applicable standards set forth in the EPDC. l Adequate public facilities are currently available to serve the proposed project. 4. The Final Plat has been submitted to all applicable reviewing agency staff for consideration and comment. No significant issues orconcerns were raised by any DATED this 26th day of March, 2024.
